1. Current Land Use: Vacant/AF Zone (Not suitable for agriculture or forestry)

  • 2. Surrounding Land Uses:

North: M2-General Industrial & M5 – Heavy Industrial (Westbin, Abandoned sawmill site, CN Rail tracks) East: M7 – Concrete & Asphalt (Rolling Mix, Pittman Asphalt, Westbin) South: AG – Greenbelt/ AF - Agriculture & Forestry (Steep, undevelopable Cranbrook Hill escarpment to remain) West: M7 – Concrete & Asphalt (Columbia Bitulithic)

  • 3. Residents of Cranbrook Hill, Miworth & Nechako Bench – have concerns

regarding noise, heavy industrial sprawl, aesthetics, and traffic In response, CIF and Timber West have proposed a low impact development with low noise, very low traffic volumes, limited zoned area & a fully landscaped berm for aesthetics and noise attenuation

Land Use Considerations

slide-5

  • 4. Environmental Impacts – Groundwater protection area

CIF and Timber West jobsites are proposing to move further away from Fish Trap Island (the City’s well)
