Compliance with Plan El Paso
- a. The proposed zoning district’s effect on development or
redevelopment of the property, particularly whether the rezoning will further or at least not conflict with specific policies listed under other goals of Plan El Paso.
- b. Whether the property is in a “Compact Urban” area, defined in Plan
El Paso as being in a base sector with existing walkable urbanism (G-1 and G-2) or planned walkable urbanism (O-7), or in an overlay where walkable urbanism is anticipated to emerge (Local Transfer Centers, RTS Stops, and Future Compact Neighborhoods).
- c. The proposed zoning district’s effect on the property and
surrounding property.
Determining Compliance with Plan El Paso
Determining “Compatibility”
Plan El Paso Reference Variables Factors Considered Quantifiable Outcome(s) Pages 1.30-1.32 The subject property seeking rezoning is compatible with those surrounding the site. Proposed zone change is compatible with the Future Land Use Map designation. Compatability The request does not require a FLUM amendment. The zone change results in the expansion of a contiguous land use designation matching those of abutting properties. i.e. the zone change is from residential to commercial, but the land use of the abutting properties is also commercial resulting one contiguous commercial area. Pages 1.9-1.12 Proposed zone change matches existing land use map or matches existing land use designation within 300 ft. of the subject property. Compatability The existing land use map on pages 1.9-1.12. matches the land use of the zoning request. i.e. the rezone is from one commercial district to another and the existing land use map designates the area as commercial. "Similar zoning" means the district permits generally identical uses and uniform density and dimensional standards. Examples of similar zoning districts include, but aren't limited to: R- 1, R-2, R-3; C-1 and C-2; and C-3 and C-4 A similar zoning classification is located within 300 ft.
