current economic, politic, and social situation. The estimated condominium registration in 2010 will be 40,000 units Influence

  • The positive growth of the GDP and low interest rate
  • New mass transit system and new BOI regulation helps stimulate the market
  • Continuing of the economic crisis in both EU and USA
  • Increasing in cost due to the oil price increased
  • The strictness in loan from the bank

Industry Overview

The market situation had been very strong in 1Q10. Due to the political problem in 2Q10, all developers had slowed down launching the new projects. However, after all problems had been solved, the confidence of customer was

  • back. Therefore, they had started launching the new projects again at end of

3Q10 especially in mid-low end segment (1-2 MB) which made the market become very high competitive. Then the situation was cool down by new LTV regulation from BOT. Thus, the presales was not as good as expected and now most of developers are slowing down launching the new projects and trying to get rid of their inventories. Therefore, the developers have to be more careful

  • n continuing the business. The estimated condominium registration in 2011

will be 38,000 units. Influence

  • Increasing in cost due to the oil price increased
  • Decreasing in consumer’s confidence from higher inflation, political situation,

and rising in interest rate

  • New regulation from BOT and new city plan
  • Global situation: Riot in Arab and natural disaster
