However; the government planned to stimulate the investment and domestic consumption by property sector. nevertheless, the property market may slow down and some developer will be quit from developing condominium projects in this year. Meanwhile, the number of condominium to be registered in this year are expected to be about 35,000 units. Influence • Downturn of economic situation. • World financial crisis causing the loan more strictness approval from bank. • Oil price and the construction cost are decreasing from last year. • More political stability causing higher consumer’s confidence. • Government Policy stimulate the domestic investment, consumption and Mega-projects. • Very low interest rate are encourage the demand and affordability. • Decline of Inflation that affect to cost of living. Therefore, the condominium market is now back on track with more competitive once again. However, the result of the discontinuing of tax benefit, which helps stimulate the property sector, by the government would lead to increasing in the price of the property. Nevertheless, the developers have to be more careful on continuing the business because of the risk from the uncertainty of the current economic, politic, and social situation. The estimated condominium registration in 2010 will be 40,000 units Influence • The positive growth of the GDP and low interest rate • New mass transit system and new BOI regulation helps stimulate the market • Continuing of the economic crisis in both EU and USA • Increasing in cost due to the oil price increased • The strictness in loan from the bank • Discontinuing of the tax benefit from the government L.P.N.
