The 5-story building is located on a 2,275 sf lot along Canal Street in the SoHo – Cast Iron Historic District in Manhattan. The existing rear yard addition is constructed of load bearing masonry with a vaulted cast iron roof. Due to the deteriorated condition of the structural elements, the rear yard addition was deemed unsalvageable, and the demolition and replacement proposed. The adjacent property at the corner of Greene Street and Canal Street is a 6-story mixed-use, commercial and residential building, currently under construction. With the completion of the adjacent property, the rear yard will be inaccessible for any future repairs. FasTrack service is requested to meet the deadline.

Following mold remediation, there is evidence of more water infiltration at the base of the cast-iron structure. An effort was made to support the vault with new masonry at the openings.

A water test was performed on Wednesday, May 23, 2018 by a third-party

  • engineer. Water was present due to rain from the previous night, and

cracks in brick and sills were noted. The gaps between panels were noted as well as deflected lintels and

  • supports. The water test confirmed that water was entering the space from

behind the metal ceiling structure. The third-party engineer’s conclusion included a recommendation to demolish the existing structure.
