First design Details 1. Ground floor and top floor slab insulation 2. Residencial external walls insulation, insulated jambs. 3. Replacement of the existing metal windows with triple- glazed low-emissivity wooden aluminium ones (Uw =1,2). 4. New insulated boxes, electric blinds, insulated metal thresholds. 5. New condensing boilers (high efficiency water heaters). 6. New aluminum windows in the stairwell and in the entrance. 7. New security door in each apartment and painting stairwell walls and celings. 8. New verandas ( no thermal bridges on the wall) 9. New coat roof (with takeaway in tiles, laying waterproof membrane, repositioning of tiles and possible integration

  • f non-reusable).

10. Safety lines on the roof. 11. Limitation devices against the consumption of water 12. CMV systems with heat exchangers: the controlled ventilation systems for energy recovery allows partial recover of heating or cooling energy that would be lost with simple air change (for example by opening windows). 13. Drywall celings in bathroom and corridors 14. Replacement of the overpanel interior door 15. CMV : Main aspirators (for the removal of stale or polluted air) and main speakers (for fresh air inlet) are positioned out of existing verandas through a suitable panel.

Thanks to the national law of funding, so-called “Deceto Lupi”, the new solution Iinclude ALL THE PREVIOUS PROPOSALS ACTIONS, and also adds:

  • 1. Solar screens/blinds with daylight sensor (home

automation)

  • 2. Ventilated facade
  • 3. Home automation to ventilation and solar screens

control

New design

high budget small budget details

In this solution, one obtains the natural circulation of air in the interspace, due to the convective motion produced by the presence of openings arranged at the base and at the top of the facade. Air movement in the cavity contributes to dry any water infiltration and to remove the heat accumulated solar radiation in the coating layer, including improving the thermal insulation

  • f the wall during the winter.

The interspace between the coating and the wall is designed in such a way that the air present in it can flow for chimney effect in a natural way (medium budget solution) and / or in artificially controlled way ( high budget solution with automation appliances).

THE PROJECT PROPOSAL FOR CALL (EeB-08-2015) Horizon2020 - call "Integrated approach to retrofitting of residential buildings", EURHONET NETWORK - DREEAM PROJECT Demonstration of an integrated renovation approach for energy efficiency at the multi building scale The Project aims to demonstrate replicable Net Zero Energy (NZE) residential building renovation approaches achieving a reduction of 75% total Net Energy Demand . There is a need to develop and demonstrate a systemic approach that allows designing and operating ( socially, economically, technically, etc..) a cost-effective and replicable renovation solution package for balancing EE and RES to achieve NZE standards from the multi building perspective. DREEAM approach:

  • 60% EDR energy demand reduction + 15% REG energy generation
  • 3 pilot site, in different climate zone ( Italy, Sweden, UK)
  • Social and public housing – 360 dwellings
  • Higher ROI and 30% reduced payback
  • The Dissemination and exploitation activities will ensure that the project

reach majority of EU social and public housing companies. 2- DREEAM PROJECT - call EeB -08-2015)

The social housing “Via Cisole” neighborhood is characterized by a trapezoidal area of 20,258 square meters, including between the highway Feltrina and Via Castagnole , and it is situated in Treviso near the Rugby stadium. The settlement, built in 1949, is currently only partially inhabited and consists of 12 buildings with 8 units each, for a total of 96 apartments and 65 car garage in sheet metal. The Masterplan provides for the complete demolition and reconstruction of the old district in order to create a new zero impact neighborhod with approximately 150/200 new apartments. The Masterplan also includes a participatory planning with all stakeholders, with a Neighborhood Laboratory to envolve both tcurrent inhabitants and all associations and organizations interested in. The project includes:

  • Zero energy buildings and

ecofriendly architecture.

  • Geothermal and solar energy and

photovoltaic

  • District heat pump system.
  • Home automation for the

management of energy and water summer cooling.

  • Green buildings and houses with

wooden frame/structure

  • Public park
  • Redesign of road and pedestrian

links to the town center and neighboring districts

  • Permanent district laboratories

younger - elderly + (new forms of social housing).

  • Partnering forms of public-private

partnerships or project financing. 3 – BUILDTOG++ : NEW PILOT SITE IN TREVISO Masterplan «Feltrina»: rebuilding and innovation in the “via Cisole” district.

Warm up: A heat pump system with 10 solar panels and 8 vertical geothermal probes, independently powered by the photovoltaic system produces hot water and heats the apartments. The thermal lag of the building, estimated at 12 hours, minimizing the need for cooling or heating. Lo sfasamento dell’onda termica estiva dell'edificio, stimato in oltre 12 ore, riduce al minimo le necessita di raffreddamento

  • riscaldamento.

Approximately 9,700 kWh / year of energy produced by the photovoltaic roof allows togreatly reduce the consumption of energy

The heating system of the buildings is communal gas, integrated with:

  • a photovoltaic system of 10 kw, and
  • a low enthalpy geothermal system (CCTV - 8

probes depths of 150 m / each).

  • In the A building there is also:
  • a solar thermal system (10 panels of 4.44 square

meters each, on south)

Energy consumption monitoring and ITC control experience Between ater TREVISO and the company CAME HOME AUTOMATION was born a partnership, aimed to create a NZE «tailor made» building model. ATER TREVISO wants to gain experience in energy consumption monitoring and ICT control to better uderstand actual project investment ROI, and EPC conditions. Finally there is a high desire to reduce energy consumption of the building portfolio. Sustainability is not another parameter abstract universally applicable in the same way but is linked to the place and the behavior of its inhabitants. 1° ACTION: To optimize the synergy between the various renewable energy (geothermal, solar and photovoltaic) to avoid giving energy to the public grid. The home automation system manages accumulations (eg. Of solar energy in tanks) and peak demand.

LA DOMOTICA NELLA GESTIONE DELL’ENERGIA 2°ACTION : Minimize waste heat by acting on behaviors. Through a Intrusion and Probes plant in every room, it is signaled to the tenant by an alarm the maximum time in which the window opening does not involve use of additional energy for heating. The sensors record the temperature in each room. The house is divided into areas of temperature that can be set for that purpose. 3° ACTION: Calibrate supplies according to the actual situation via remote monitoring. The plant is designed according to datas that are derived from abstract models. To avoid discomfort and thermal waste due to the inevitable discrepancies between model and reality, in this building a system of remote monitoring allows you to record on a computer, the data on the behavior and external and internal

  • temperatures. This registration also allows you to compare the different performances of the two buildings

and to perform a cost benefit analysis of the technical choices. Average costs of market: about 2000 euros/dwelling The building was recently completed therefore to verify the actual consumption they will have to wait at least a full calendar year .
