King Township King City Urban Area Zoning By-law Review What is the Purpose of this Project? • The purpose of the project is to develop a new Comprehensive Zoning By-law for the King City Urban Area (see map below) and the Schomberg Urban Area. • This meeting is being held to introduce the Draft Urban Areas Zoning By-law. The Draft By- law is now available on the Township’s website ( www.king.ca) for download. What is a Zoning By-law? Kin ing Cit ity Study Area Map • A Zoning By-law is a detailed municipal by- law prepared under Section 34 of Ontario’s Planning Act. – Regulates the use of land and the location, character, height and massing of buildings and structures. • The Zoning By-law is enforced by the Township: – To receive a building permit, your project must comply with all applicable provisions of the Zoning By-law.

This is the third public event being held in King City. The intent of this meeting is to introduce the Draft Urban Areas Zoning By-law. King Township King City Urban Area Zoning By-law Review What does the existing zoning for King City look like? • King City is currently subject to the Existing Zoning in King City Township’s comprehensive Zoning By -law No. 74-53. • The current Zoning By-law is structured and functions similarly to other Zoning By- laws in Ontario. It contains: – Zoning maps that designate all lands into different “zones” (see image at right) – 21 zone categories, each of which is associated with permitted uses and lot and Note: This map represents the Township’s current GIS data and should not be relied on as an accurate depiction of current zoning. building requirements – There are also General Provisions that are applicable to certain uses or in certain circumstances – There are Definitions to assist in interpreting the Zoning By-law

King Township King City Urban Area Zoning By-law Review What does the proposed zoning for King City look like (1 of 8)? • The Draft Urban Areas Zonin ing By-la law is is now available for downlo load at www.king.ca • The text of the Draft Urban Areas Zoning By- law is based on the Nobleton Urban Areas Zoning By-law, utilizing the many improvements made through that process. • The Zoning By-law is organized into 10 Parts, as outlined in the images at right. • The maps attached to the by-law (Schedules A and B) form part of the by-law. These maps illustrate the zoning and application of some special provisions.

King Township King City Urban Area Zoning By-law Review What does the proposed zoning for King City look like (2 of 8)? • The By- law is prefaced by a section entitled “How to Use the By- law” that describes how a person can look up the zoning for a specific property. • Part 1 contain ins the Admin inistratio ion Provis isions. – This section describes how to the read and interpret the by-law. – This section outlines the penalties for contravening the By-law. • Part 2 contains the Definitions. . – Definitions are critical for interpreting the by-law. – Compared with By-law 74-53, many improvements have been made to this section, with some unnecessary definitions deleted, some definitions consolidated, and new definitions added to ensure clarity. – The definitions are conveniently prefaced by an index. – Some definitions are associated with illustrations to assist in their interpretation.

King Township King City Urban Area Zoning By-law Review What does the proposed zoning for King City look like (3 of 8)? • Part 3 contains General Provisions. – The General Provisions apply to all zones, but they are usually only applicable in certain circumstances. For example, provisions for Home Occupations will only apply to a proposed Home Occupation use. – Many new General Provisions have been added to address a variety of matters not currently addressed by By-law 74-53. • Part 4 contains the Parking & Loading requirements. – This section sets minimum number of parking spaces based on the use. In some cases, a minimum number of loading spaces will also apply. – Establishes requirements (setbacks, landscaping, etc.) for driveways and parking areas in all different zones.

R1, R1A, R1B, The R1 and variations of the R1 zone is applied to lots with single detached dwellings.
