Text Amendment • Traditional “PAD” (Section 2.176) fits “Traditional” residentially driven projects. • Attesa is “Employment” driven and, due to both its size (2,500 acres) and industry focus (automotive technology), flexibility is required. • Working with County Staff, determined a new, customizable zoning district was necessary.

  7. • MP ‐ CMP – the Multi ‐ Purpose Community Master Plan Zoning District. • Limited to large projects (2,000 acres) with a central component that is a regional facility, which may be sporting, recreational, entertainment, amusement or cultural. • Requires a “Community Master Plan” that provides details about the development.

  8. • Master Plans for roads, Development Areas, drainage systems, open space/utilities and trail network.

  9. • Development Table which provides the details of the Development Areas – area, land uses, density, total square footage of ind/com uses, opens space, etc.

  10. • Zoning Districts – may be “standard” or “custom” to use with the Development Areas. • Master Project Design Character and Theming – Landscape, Lighting & Architectural Character. • Zoning Implementation Table – used to track the Development Areas. • Phasing Plan.
