- Traditional “PAD” (Section 2.176) fits
“Traditional” residentially driven projects.
- Attesa is “Employment” driven and, due to
both its size (2,500 acres) and industry focus (automotive technology), flexibility is required.
- Working with County Staff, determined a new,
customizable zoning district was necessary.
- MP‐CMP – the Multi‐Purpose Community
Master Plan Zoning District.
- Limited to large projects (2,000 acres) with a
central component that is a regional facility, which may be sporting, recreational, entertainment, amusement or cultural.
- Requires a “Community Master Plan” that
provides details about the development.
- Master Plans for roads, Development Areas,
drainage systems, open space/utilities and trail network.
- Development Table which provides the details
- f the Development Areas – area, land uses,
density, total square footage of ind/com uses,
- pens space, etc.
- Zoning Districts – may be “standard” or
“custom” to use with the Development Areas.
- Master Project Design Character and Theming
– Landscape, Lighting & Architectural Character.
- Zoning Implementation Table – used to track
the Development Areas.
