  2. Local Urban Agriculture PLACE 1. Key Imperatives Reflective Material pays homage to existing 2. site Residential Units either prioritize views to 3. Space Needle or engage morning sun. Conciseness + addition to program 4. prevents decentralized nature of sprawl Creation of community based on the 5. pedestrian rather than the automobile

  3. ACHIEVING THE PLACE PETAL Urban agriculture possibilities Urban agriculture possibilities Residential units are oriented Residential units face directly Reflective surface pays towards the east so the towards the Space Needle for homage to the pre-existing residents may rise to the premium views. context morning sun, thus engaging circadian rhythms.

  4. Equal access to sunlight, clean air, and EQUITY 1. Key Imperatives water Universal access provided to those with 2. disabilities Those who can’t afford expensive 3. transportation can still fully participate in the major elements of society. Inclusive terrace level shopping 4. center/restaurant hub/gathering space fosters sense of community

  5. ACHIEVING THE EQUITY PETAL Centralized gathering spaces Every inhabitant has equal Universal access is provided foster a distinct sense of access to sunlight, clean air, to those with disabilities. community. and water.

  6. Water is collected on roof. 1. WATER Strategies Used Untreated rainwater is used to flush toilets and 2. water plants and green roofs. Rainwater is treated on site and converted to 3. potable water. Greywater from showers and sinks are recycled to 4. flush toilets and water gardens Rainwater captured in cistern and absorbed in 5. green roofs reduce runoff and strain on the city’s storm-water system Water collected on roof cascades through the 6. center of the building, down to the cistern, raising awareness regarding water preservation

  7. ACHIEVING THE WATER PETAL Rainwater is collected on the roof. The water in its untreated form can be used to flush toilets and water vegetation. Greywater from sinks and showers can also be repurposed toward the same ends. Part of the collected greywater will be treated on site and converted into potable water. The water captured on green roofs reduces runoff and alleviates some of the pressure from the city’s storm -water system. Although the collected rainwater is eventually stored in a subterranean cistern, before it makes its way there, it literally cascades directly through the building, raising awareness about the importance of finding alternatives to relying exclusively on city water.

  8. Many units face East; residents rise to morning 1. HEALTH AND HAPPINESS sun; circadian rhythm engaged Strategies Used Double height fitness center with iconic rock- 2. climbing wall added to the program Masses are intentionally narrow to allow for 3. maximum penetration of sunlight. Building is made to feel as light and open as 4. possible, avoiding feeling of claustrophobia Special focus on open spaces with access to fresh 5. air Circulation/transition spaces made particularly 6. pleasant with natural elements Sense of community fostered by additions to 7. program

  9. ACHIEVING THE HEALTH AND HAPPINESS PETAL Transition/circulation spaces Adding to the program and A double height fitness center Due to orientation, many are made as pleasant as providing extensive amenity with an dramatic street side residents rise to the morning possible, reversing the areas allows one to function rock climbing wall was added sun, engaging their circadian usually unpleasant commuting fully without leaving the to the program specifically to rhythms. conditions present in a city. building. In this way a strong promote health. sense of community is fostered.

  10. East/West shades block intense East and ENERGY 1. Strategies Used West sun & minimize intense solar gain. Office mass maximizes its south facade to 2. more directly control light/heat via horizontal overhangs Green roofs provide additional insulation 3. Physical masses made as narrow as 4. possible to allow for maximum penetration of sunlight and thus reduced reliance on artificial light

  11. ACHIEVING THE ENERGY PETAL Green roofs provide an added The Residential masses are The office segment’s directly - East/West shades block the layer of insulation. made as narrow as possible facing south façade is energy and heat intensive to permit maximum maximized, allowing for early morning/late afternoon penetration of natural light, strong control over solar gain sun, thus minimizing thus reducing the need for via horizontal overhangs. excessive solar gain. energy-intensive artificial light.

  12. Materials are locally sourced MATERIALS 1. Strategies Used No red-listed materials used 2. Materials with no/very low VOCs selected 3. for use Material selection contributes to building 4. appearing as open and light as possible

  13. ACHIEVING THE MATERIALS PETAL Source as many local materials as possible. No red-listed materials are to be included in the project. Reduce off-gassing as much as possible by monitoring material VOCs.

  14. Proportional relationships between BEAUTY 1. Strategies Used volumes established Selection of reflective material pays 2. homage to the beauty of the surrounding city. Green terraces and transition spaces 3. provide pleasant juxtaposition to hardscape surfaces

  15. ACHIEVING THE BEAUTY PETAL Most classical definitions of beauty are related to proportion. Within the project, proportional relationships are forged to create a feeling of coherence.
