4 THE REASON FOR THE CHANGE IN DOOR SWING IN THE LOBBY:

  • THE TENANT THAT PREVIOUSLY OCCUPIED THE ENTIRE

SPACE ON THE RIGHT SIDE OF THE PLAN HAS SINCE LEFT THE

  • SPACE. THE SPACE IS CURRENTLY BEING SUB-DIVIDED INTO 3

SPACES WITH A NEW TENANT TAKING THE MIDDLE SPACE. THE SUB-DIVIDED SPACE NOW REQUIRES A SECOND MEANS OF EGRESS PER CODE AND THEREFORE REQUIRING THE INTERIOR LOBBY DOORS TO SWING OUT FOR SAFETY. REFER TO PLANS 1 AND 2 BELOW. THERE IS NO WORK ON THE EXTERIOR OF THE BUILDING. REASON FOR THE CHANGE FROM DOUBLE DOOR TO SINGLE :

  • THE NEW DEMISED LAYOUT REQUIRES THE INTERIOR LOBBY

DOORS TO SWING OUT INTO THE LOBBY FOR EGRESS AS PER

  • CODE. A SET OF DOUBLE DOORS SWINGING OUT WILL BE IN

CONFLICT WITH THE SWING OF THE EXIT STAIRWELL "B" DOUBLE DOORS. THE CHANGE TO A SINGLE DOOR WILL AVOID THAT CONFLICT. THE NEW SINGLE DOOR WILL MATCH ALL OF THE AESTHETIC OF THE EXISTING BRONZE DOOR FROM EVERY

  • ASPECT. WE WILL UTILIZE ANY OF THE HARDWARE THAT CAN

BE REUSED. WE ARE ADDING AN ADA ACUATOR TO THE FRAME FOR HANDICAP ACCESSIBLITY REQUIREMENTS. EXISTING STAIRWELL "B" EXISTING STAIRWELL "B" EXISTING STAIRWELL "C" EXISTING STAIRWELL "C" PROJECT SCOPE: THE BUILDING AT 595 MADISON HAS A SET OF EXISTING DOUBLE BRONZE DOORS IN THE INTERIOR LOBBY THAT SWING INTO THE TENANT SPACE ON THE RIGHT SIDE OF THE PLAN. WE ARE PROPOSING TO SWING THE DOORS OUTWARDS INTO THE LOBBY AND SWITCH THE DOUBLE DOORS OUT TO A SINGLE DOOR WITH SIDELITES.
