DONOHOE PROJECT EXPERIENCE

  • Tallest building in Friendship Heights, DC
  • Organized business owners and community residents

in favor of project as part of a lengthy Planned Unit Development (PUD) and public input process

  • Negotiated access to Friendship Heights Metro, elevator

easement and construction rights with WMATA

  • Coordinated extensive multi-jurisdictional right of way and

traffjc issues and permanent alley closure

  • Required a complex land assemblage, which included three sepa-

rate land purchases over ten years and several transfers of devel-

  • pment rights to achieve maximum density
  • Site reprogrammed from offjce to residential use in response to

market conditions

  • Required the purchase of Metro property, granting back easement

rights for the Metro station to remain

  • Coordinated with WMATA to build around and over the Navy Yard

Metro station and tunnel

  • First project completed in Montgomery County, Maryland to

utilize a new density transfer provision, allowing properties within a planning area to move density between sites to optimize the density and uses on site

  • Required the assemblage of eleven properties owned by eleven

difgerent property owners over fjve years
