  11. YOUR HOA ASSESSMENTS  Budget is set annually by the Board (currently under developer control until all homes are closed. Annual budget is currently subsidized.)  Sky Crossing Assessment – $112 monthly  Pays for the common area and amenity maintenance (Community Center, Pool, parks, walls, landscaping, etc)  Administrative – payroll, printing/mailing, taxes, licenses, permits, inspections, insurance, CPA services, etc.  Utilities- electric, water, telephone, gas, trash, etc.  Repairs & Maintenance – tree/plant replacement, pool/spa chemicals, pest control, lights, HVAC, etc.  Contract services-AAM, janitorial, landscape, fire monitoring, Cox TV, etc.  Astarea (Gated) Assessment – $130 monthly  Pays for common area, financial services, utilities, repairs, maintenance, contract services, etc. specific to the gated areas.

SKY CROSSING FIRE PITS  Fire Pits operate between 6pm-9pm and will run approx. 15 minutes when code is entered  Codes can be obtained by contacting the Community Center 480-977-1371 Please exercise caution and only utilize the fire pits when weather is favorable. Wind poses a safety hazard and use of the fire pit in these conditions are prohibited. Adult supervision is strongly recommended. Using fire pit for cooking or roasting food (marshmallows, hot dogs, etc) is prohibited. Do not leave fit pit unattended. Please notify the Community Center or the emergency after hours number (602-647-3034) if fire pit does not turn off or any concerns or misuse are witnessed.

LANDSCAPE COMPANY Scope of work: ▪ Landscape maintenance for all areas turnover from the developer ▪ Work in a 4 week cycle ▪ Mowing crew is onsite once a week ▪ Tree trimming is completed during cycle work up to 10ft. Above 10ft is scheduled for the arborist crew twice a year or as needed ▪ Maintenance follows a 4 week schedule rotating throughout the property, according to this map

URBAN WILDLIFE  Remember they were here first  Coyotes, bobcats, javelina, snakes, gophers, etc.  Don’t leave small pets or children unattended  Take precautions : pest control, don’t leave messes or food outside, report any aggressive or unusual behaviors  Education  Research so you are prepared if you encounter any wildlife. ARCHITECTURAL FORMS – GENERAL INFO  To provide guidance and direction to Owners, and maintain, preserve and enhance the overall character of the Community, a design review process has been established pursuant to the Design Guidelines.  General rule applies to any modification to the exterior that impacts aesthetics of your property including but not limited to:  building improvements  landscape improvements  landscape accessories  shade structures  patio furnishings  swimming pools, spas, barbeques, courtyards, fountains and other features, walls and fences, solar screens, security doors, etc.

MORE INFO WHEN SUBMITTING ARCHITECTURAL REQUESTS… Know the requirements for each condition when submitting:  Many plans for additions, modifications or improvements will involve several topics and you will need to review the conditions of each.  For example, you may need to review the conditions for water features, security doors, potted plants, paver walkways, walls, gates, furniture.  Review the approved plant list in the Design Guidelines.  Set-back requirements and height restrictions The process to submit your forms: Review and fill out the Architectural request form.   You will find a copy at the back of the Design Guidelines, on the website or you can get a copy from Community Center .  Include the plot plan, drawings with locations/dimensions/setbacks and any other information necessary to process.  You can email, fax, mail or drop off at the Community Center (only 1 copy necessary) or submit via the Sky Crossing website.
