Homes – 6 main options

Issue is how much from each option rather than which option to run with and which to drop. Known Sites

  • 1. Within towns and

villages

  • 2. Previously Developed

Sites in Countryside

  • 3. Reserve Sites

New Options

  • 4. Expand

Villages

  • 5. Green Belt review
  • 6. Princes Risborough

expansion

slide-19
SLIDE 19

Main issues

  • Highest level of response to:

– Expansion at Princes Risborough – Green Belt Review – Development at Gomm Valley and Ashwells – Junction 3a – Slate Meadow

19
slide-20
SLIDE 20

Housing

  • Challenge basis for housing figures
  • Population growth not local
  • National Planning Policy Framework (NPPF)
  • Capacity and Need
  • Environmental Impact
20
slide-21
SLIDE 21

What did we consider?

  • Major expansion at key locations on

the transport network

  • But constraints prevent potential for

major growth Saunderton washed over by the Green Belt and within the AONB

  • Very few local services, jobs and

facilities

Strategic Option

slide-22
SLIDE 22

What did we consider?

2 Employment Sites in Saunderton

  • Molins
  • West Yard
  • Advice from the PBA report on

letting Molins go to other uses but retaining West Yard for employment use.

  • Since then, West Yard planning

application for residential.

Sites Options

Very few sites options in the North West Chiltern area

slide-23
SLIDE 23

Consultation feedback

  • Development at Saunderton was broadly supported
  • Some concern over impact on Green Belt and AONB
  • Basis for support:
  • the village has train links to London and the

Midlands

  • it can accommodate schools, homes, services
  • More housing and commercial development would

result in an uplift in the declining shops available to the existing population and prospect of local job

slide-24
SLIDE 24

Consultation feedback

Sites suggestions:

  • Former Molins site at Saunderton
  • Suggested for residential
  • Accessible by rail
  • Would benefit from an upgrading of the A4010

(dual carriageway from Aylesbury to High Wycombe/Thames Valley)

  • Development principles (from consultation report)

supported

slide-25
SLIDE 25

Consultation feedback

Sites suggestions:

  • Harpers Field on Bledlow Road
  • Searle Coal Yard
  • Slough Lane Site between Molins and Saunderton

  • Land ownership

greater than current proposal

  • Green Belt and

AONB

Potential for Phase 2?

slide-47
SLIDE 47

Comprehensive development
