  3. Churchill Gardens - Background Information • Churchill Gardens is a large housing estate in the Pimlico area of Westminster, London, comprising 1,661 homes in 36 blocks . The estate was developed between 1946 and 1962 by two young architects Powell and Moya for a competition held by Westminster Council in 1946, replacing Victorian terraced houses extensively damaged during the Blitz. • The first four blocks completed around 1950, received the Festival of Britain merit award • Churchill Gardens was designated a conservation area in 1990, and in 1998 six blocks (Chaucer, Coleridge, Shelley, Keats, Gilbert and Sullivan) Houses and the accumulator tower were Grade II listed. • In total there are 62 properties in Phase 5, comprising 37 leaseholders and 25 tenants

Scope of Works • Scaffolding • Roof replacement works including associated works • Window and balcony door repairs • Renewal of timber windows (front elevation) kitchen, bathroom and hallway • Repair or replace defective glazing to communal areas • Re-asphalting communal balcony walkways and private balconies (tenanted properties only) • Concrete/ render repairs • Internal and external decorations to all previously decorated surfaces • Jetting of rainwater goods i.e. guttering and downpipes • Fire Risk Assessment Works (FRA) • Removal of redundant TV cabling • Block signage/numbering • Pigeon netting (where applicable) • Asbestos removal (where applicable) • M&E works, upgrade of communal lighting and landlord supply (Marryat House only)
