SITE DESIGN OPTIONS/ COMMUNITY FEEDBACK

slide-16
SLIDE 16

HCM HCM SITE SITE OPT OPTION A A – POSITIVE COMMENTS

16 COMMUNITY FEEDBACK OPTION A:

Main addition at front:

  • 3-story CR wing
  • New cafeteria
  • New Entry/Admin

Gym expansion in back 2nd access off 31st St. 116 parking spaces

  • Green Space
  • Preserves green space and playing field.
  • Important that it keeps actual green space next to tennis

court.

  • Multimodal Transportation
  • Helps relieve parking issue in a less disruptive way.
  • Like dual access/Improved flow of traffic into the school.
  • Like parking + drop off access from 31st Street
  • Potential for teaching opportunity with stormwater

management area

  • Best option for Fairlington residents, Green area is
  • saved. Parking on 31st Street is great.
  • Building / Program Spaces
  • Provides a nice entrance to the school.
  • Like the addition at the front of the school.
  • Expansion of cafeteria is positive.
  • Good view for new cafeteria - overlooking the hill.
  • Consider putting cafeteria above the gym (Gym at field

level, allow more space for classrooms, etc.)

slide-17

HCM HCM SITE SITE OPT OPTION A A – NEGATIVE COMMENTS

17 COMMUNITY FEEDBACK OPTION A:

Main addition at front:

  • 3-story CR wing
  • New cafeteria
  • New Entry/Admin

Gym expansion in back 2nd access off 31st St. 116 parking spaces

  • Green Space
  • Insufficient trees and green space between school and

community.

  • Loss of field space.
  • Negative impact on the existing trees.
  • Multimodal Transportation
  • Too much parking on site
  • Too little parking/in front
  • Car drop-off on 31st Street difficult especially in the

morning during morning rush-hour with buses and commuters

  • Courtbridge entrance blocked
  • Building / Program Spaces
  • 3-story should be at the back of the school so as not to

change the aesthetics of the surrounding community

  • Gym too far from field.
  • Cafeteria used as an overflow for gym – too far away

from gym.

  • Cafeteria is too close to hill. Tree cover on hill

essential for area.

  • Concerned about Cafeteria creating soil erosion on the

school and neighborhood property.

  • Loss of view toward Ballston from 30th Road

18 FACULTY FEEDBACK OPTION A:

Main addition at front:

  • 3-story CR wing
  • New cafeteria
  • New Entry/Admin

Gym expansion in back 2nd access off 31st St. 116 parking spaces

  • Parking lot still has

bottleneck (perhaps switch with field like Option C)

  • Gym needs to be near

field

  • Cafeteria needs to be

near playground

  • Not a lot of extra

classroom space

  • Most green space

preserved.

  • Like parking in back /

second entrance

  • Nice spread of new

construction

  • New place for cafeteria

and gym

  • Most pleasing design.
slide-19
SLIDE 19

HCM HCM SITE SITE OPT OPTION B B – POSITIVE COMMENTS

19 COMMUNITY FEEDBACK OPTION B:

Main addition at back:

  • 3-story CR wing
  • Expanded Gym
  • Learning

Courtyard Admin addition at front

  • Emerg. access off

31st St. 105 parking spaces

  • Green Space
  • Maintains existing field and green space remains.
  • Best compromise between new additions and impacts to

neighbors and green space / trees.

  • Multimodal Transportation
  • Like new entry to parking lot off 29th St.
  • Helps relieve parking in less disruptive way.
  • Like new traffic pattern for drop-off and better entry to

school.

  • Building / Program Spaces
  • Like that this seems to have less disruption overall.
  • Minimizes impact to current façade
  • Keeps aesthetics of the community in place
  • Good mix of construction at front of building & back of

school.

  • 3-story classroom addition at back is a good idea.
  • Leverages underutilized space in back.
  • Like outdoor classroom next to gym.
slide-20

20 COMMUNITY FEEDBACK OPTION B:

Main addition at back:

  • 3-story CR wing
  • Expanded Gym
  • Learning

Courtyard Admin addition at front

  • Emerg. access off

31st St. 105 parking spaces

  • Green Space
  • Need more green space between parking lot and

community.

  • Loss of open space.
  • Ask parks to deed all of Fort Reynolds to APS

allowing the school to expand in that direction.

  • Multimodal Transportation
  • Does not improve traffic flow
  • Not sure if this version gives the school a

‘proper’ sense of arrival.

  • Building / Program Spaces
  • Why not build up instead of back?
  • Don’t like the addition at the back.
  • Dislike separation of gym from field.
  • Cafeteria expansion seems too small/Doesn’t

help situation

  • Placement of geothermal facilities may have an

impact to building that sits on a hill.

Main addition at front:

  • 3-story CR wing
  • New Gym
  • New entry/admin

Demolish ex. Gym

from the school.

  • Increased play area in back.
  • Multimodal Transportation
  • Parking lot makes easy drop-off / pick-up.
  • Better parking flow and no bottleneck at end of cul-de-

sac.

  • Like separation of the parking lot from the school.
  • Good traffic flow, most building in one place.
  • Staff and community parking spaces are adequate.
  • Building / Program Spaces
  • Welcoming front entry / administration / new classrooms.
  • Addition at the front adds to the visual look of the

school.

  • 3-story classrooms a good idea.
  • Like having everything up front as long as trade-off of

gym demo doesn’t prevent work on needed improvements.

  • Easy access from gym to field. Gym accessible for

community events

  • New entry/admin

Demolish ex. Gym

  • Emerg. access off

31st St. 115 parking spaces

  • Green Space
  • Dislike moving the parking lot and green space/playing

field

  • Reduces community use of field. Currently used for more

than just soccer.

  • Relocated field would be too disruptive on neighborhoods
  • Loses track / Downsizing the field.
  • Green space is too broken up.
  • Loss of garden and small play area
  • Multimodal Transportation
  • Cuts school off from adjacent community.
  • Pollution and traffic for Fairlington residents facing

this new parking lot.

  • Building / Program Spaces

SUMMARY OF FCA / COURTBRIDGE COMMUNITY CONCERNS

28 COMMUNITY FEEDBACK

  • Ensure adequate tree screening between any multi story addition and adjacent homes
  • Address drop off and pick up congestion at school entry
  • However organized drop-off / pick-up acceptable due to short duration of activates
  • Staff parking within some neighborhoods acceptable if it will minimize on site parking
  • Explore the possibility of shared parking with lots in neighborhood, particularly parking

adjacent to tennis courts to minimize on site parking

  • Concern of impact of potential soil impacts from installation of thermal wells /

construction to Coutrbridge II residences

  • Conduct subsoil investigations to understand the nature of soils within anticipated

construction areas and potential impacts on residences

  • Consider alternative transportation options for staff to minimize on site parking
slide-29
SLIDE 29

SUMMARY OF FCA / COURTBRIDGE COMMUNITY CONCERNS

29 COMMUNITY FEEDBACK

  • Fort Reynolds park is currently underutilized
  • Several residents unaware of the public park and assume site belongs to the school
  • Consider development of Fort Reynolds park to attract school and community use
  • Need to see a massing study to understand how massing will affect school neighbors
  • Consider measures to minimize impacts of construction on neighbors
  • Concern on possibility of the construction of a regulation size field with stadium lights and bleachers
  • Concern with light pollution from field and parking lots
  • Option C: Play field preferred to remain in current location rather than a Parking lot
  • Option D: Partially underground parking lot not welcome
  • Preserve green spaces adjacent to Courtbridge II and residences at 30th road
