Current Status

Project History:

  • Original 22 year lease for space ended 12/31/19 (extended until 2022)
  • We have known for almost a decade that the lease would likely not be renewed, and have been

planning for it throughout that time.

  • We established a search committee with representatives from club leadership plus members with

real estate and transactional law expertise.

  • We explored 21 sites, including stand-alone sites, city clubs, country clubs, tennis clubs, and

commercial real estate options.

Westwood Country Club: Overview

  • Member-owned club, established in 1954
  • Financially strong
  • Three miles from current location
  • Several Prince’s Court members are already Westwood

members

  • 500 golf members, 220 non-golf members
  • Newly renovated 18-hole golf course
  • 9 tennis courts, indoor and outdoor
  • Olympic-size swimming pool and updated pool/tennis

Background

  • Westwood had a capital development project underway

already—renovations to golf house, fitness center, and kids’ center. A second stage, including new indoor tennis structure, was planned for 2025-2030.

  • In November 2019, the existing tennis bubble collapsed.

The bubble is past its usable age and is now uninsurable.

  • Prince’s Court members Kris and John Motz introduced

the idea of accelerating the replacement of tennis bubble in combination with the addition of court tennis.

  • The combined facility should be finished by December

2021, along with other components of the capital development project.

  • Our project must be funded by February 2021.

Outline of Preliminary Agreement

  • Term sheet near final and expected to be signed by early

October, followed by definitive documents.

  • Membership of Westwood approved the deal on

September 22, with 84% voting in favor of the project despite the large capital outlay by Westwood.

  • Structure negotiated:
  • $3.2 million to be raised by February 2021 for

construction.

  • Westwood takes on all construction costs and all

going-forward costs.

  • Court tennis players will be able to join Westwood.

Court features:

  • We have established a court construction committee

containing D.C. players with local construction experience and advisors from recent court projects in England.

  • Court features will include:
  • Solid mainwall (not glass)
  • Deep royal dedans and over-dedans viewing area
  • Wrap-around glass viewing above dedans penthouse

and around service side penthouse on service side, allowing unparalleled viewing without affecting play

  • Bar-side viewing looking over court tennis on one

side and lawn tennis on the other.

  • 30’ ceiling to allow wide range of serves

Fundraising

Project cost: $3.4 million ($3.2 million for construction costs + projected operating expenses during the interval). Fundraising timeline:

  • September 23, 2019: Campaign entered public phase with
  • ver 77% of funds already raised from D.C. sources.
  • September 25-October 3: Zoom introductions to the

project (game wide). These will be followed by presentations to clubs, associations, and individuals

  • February 2021: Fundraising must be completed

Why Help Washington?

  • Essential to the junior game: D.C. produces more than a third
  • f the top juniors in the US. It has won 39 US Junior Open Titles

since 2005. Four of the five USCTA junior awards were awarded to Prince’s Court members.

  • Contributions to the game: Washington has consistently

produced outstanding volunteers and contributors to the game, including Ryan Carey (Cherry Blossom, streaming); Steve Hufford (Emcee of widely acclaimed World Masters); 3 members of the current USCTA Executive Committee; 3 members of the USCTPF board, and the incomparable Michael Do.

  • Generosity to the Game outside of D.C.:
  • D.C. was a major source of funding for Boston roof project;
  • It remains a major source of funding for junior game
  • More than half of adult members have given to Charleston

despite the need to raise money for D.C.

  • D.C. will be there again in the future but needs help now.
  • Loss of D.C. would be devastating to the US game.
  • One of only 8 active clubs in the US
  • Source of many of the game’s young players
  • We face the loss of many USCTA members, future members,

and friends.
