BIM Technology – Around since the late 90 ’s ( Parametric Modeling) – Building Information Modeling The recession of 2008 ramped up the use of parametric design – do more with less (One of the only good things to come out of the recession) BIM until 2013 primarily within design – the one thing it did well, was allow designers to produce paper plans faster. Contractors adapted to PDF versions of the plans versus paper versions. But in the end, paper still ruled. Starting in 2014 some General Contractors saw the benefit of BIM – The creation of the first Virtual Design and Construction Departments (VDC) Since 2014 – Additional pressure to deliver accurate “As Built”/Shop Drawings Financial Sector – Construction – 1.2 Trillion, 300 Billion annual waste = $$$ potential, Legal sector – Digital Documents Must Match Security Sector – Need Rapid Access For First Responders, Facility Management Sector – Need method to maintain material data Still BIM benefits fairly limited to design and generals but largely unavailable to subcontractors, owners. BIM programs – complicated, data not readily available, and multiple devices requiring complex translation of information, including VR and AR devices.   8. Working With Architect To Produce Better Pricing Stage Experience For Subcontractors 1. Construction Cost - Materials (40-45%) – Labor (40 – 45 %) – Management (10 – 20 %) 2. Subcontractors – average 3 – 10 subcontractors preparing bids for same trades on each project - to quote to 3 – 6 Generals bidding on each project. Not unusual for 750 – more than 1,000 firms going after the 100 – 150 spots available on each building. 1. The subs “count” the materials, and then provide the labor quote for installing those materials 2. Largest portion – Labor is an estimate related to the context of installing the materials specified in the context of the building being built 3. Common problems – Miscount “What did I miss?” and Miscalculation “Job conditions/context” requiring more time than what was budgeted for Normal solution – value engineering – which is neither – code word for “Cheaper” either in 1. materials, or faster in installation. 4.
