Advantages

  • Opportunity to provide low planting & landscape along James St &

property boundary at corner of Old Canterbury Rd.

  • Will require palisade (school) fence to James St & Old Canterbury Rd.
  • High security fence not required for James St & part of Old

Canterbury Rd boundary as building walls will provide sufficient security.

  • Opportunity to create integrated design that incorporated a

consolidated built form for building & transformer bays.

  • Lower building height

than Option C.

  • Transformers concealed

from view to James St & Old Canterbury Rd.

  • Compact built form − less

visual impact particularly by utilising the building wall as transformer wall.

buildings is less efficient. Consequently, overall bulk of development will appear larger than Option A.

  • Lengthy building façade is located on James St boundary − will require

architectural treatment to reduce impact of bulk & scale on the streetscape.

  • High security fence/wall required along western boundary.
  • Building will form a dominant architectural element at corner of James St

& Old Canterbury Rd.

transformers to be visible from Old Canterbury Rd.
