  11. Planning Option A Summer Advantages mmer Hi ADVANTAGES Hill Compact built form − less • ll Zone Substation visual impact particularly by utilising the building wall as transformer wall. Transformers concealed • from view to James St & Old Canterbury Rd. Lower building height • than Option C. 6 Opportunity to create integrated design that incorporated a • consolidated built form for building & transformer bays. High security fence not required for James St & part of Old • Canterbury Rd boundary as building walls will provide sufficient security. Will require palisade (school) fence to James St & Old Canterbury Rd. • Opportunity to provide low planting & landscape along James St & • property boundary at corner of Old Canterbury Rd.

  12. Planning Option A Summer Disadvantages mmer Hi Hill ll Zone Substation 7 DISADVANTAGES Electrical building located on southern boundary will shade James St. • *Note: However that existing buildings & trees currently shade James St. Potentially a long building elevation is located in close proximity to James St • boundary. Building will form a dominant architectural statement at corner of James St. •

  13. Planning Option B Summer Advantages mmer Hi ADVANTAGES Separation of transformers from Hill • switch/control building allows ll Zone Substation easier access to the building. Building & transformer • bay walls provide security. Consequently security fence not required along James St & part of Old Canterbury Rd. 8 Lower building height than Option C. • Transformer bay walls provide security along part of the northern • boundary. Consequently security fence not required. Larger area along Old Canterbury Rd for landscaping . • Separate building will allow alternative roof design . •

  14. Planning Option B Summer Disadvantages mmer Hi DISADVANTAGES Electrical building located Hill • on southern boundary will ll Zone Substation shade James St. *Note: However existing buildings & trees currently shade James St. Potential for • transformers to be visible from Old Canterbury Rd. 9 Building will form a dominant architectural element at corner of James St • & Old Canterbury Rd. Lengthy building façade is located on James St boundary − will require • architectural treatment to reduce impact of bulk & scale on the streetscape. New transformer driveway is closer to intersection of James St • & Old Canterbury Rd. Separate building components for transformer bays and switch/control • buildings is less efficient. Consequently, overall bulk of development will appear larger than Option A. High security fence/wall required along western boundary. •

  15. Planning Option C Summer Advantages mmer Hi ADVANTAGES Three storey building • Hill located on northern side ll Zone Substation of new substation site reduces visual impact & overshadowing of James St. *Note that transformer bay walls will still create a significant visual impact at corner of James St & 10 Old Canterbury Rd. Transformers concealed from view to James St & Old Canterbury Rd. • High security fence not required for James St where transformer walls • will provide security. *Note: Palisade fence will be required to James St & Old Canterbury Rd. Smaller building footprint may allow for more landscaping of site. • Opportunity to provide low planting & landscape along James St & property • boundary at corner of Old Canterbury Rd. Separate building will allow alternative roof design. •

  16. Planning Option C Summer Disadvantages mmer Hi DISADVANTAGES Hill Height exceeds LEP ll Zone Substation • height limit. Large blank • transformer security walls are located adjacent to James St boundary creating significant visual impact to James St 11 & over shadowing. Transformer bay walls will create a dominant architectural form at corner • of James St & Old Canterbury Rd. New transformer driveway is closer to intersection of James St & Old • Canterbury Rd. High security wall required along western & northern boundaries to new • substation site.
