Background and Proposal

Historical non-conforming uses found occurring onsite:

  • boat and engine repairs and maintenance;
  • storage of boats taller than 3.7 metres (12 ft.); and
  • boat and engine sales and displays

Zoning Bylaw Amendment:

  • Adds the above noted uses to both M3 and CR3 zones
  • Allows continued marina operations in full compliance

with the zoning bylaw  Extent of new uses limited by moorage customer parking  Excessive/repetitive noise regulated by Noise Bylaw

  • 11 members of the public attended
  • Main topics of discussion focused on:

 Seeking confirmation that the proposal does not include changes to the site or any new development  Two members of the public raised concern about (a) noise related to outdoor boat/engine maintenance; and (b) view impacts related to large boat storage

Recommendation

 Proposed uses are historically pre-existing and are a part of typical marina operations;  No new buildings or construction is necessitated;  No additional parking is required; and  Allows the marina to continue operations in full compliance with the zoning bylaw.
