HORRY COUNTY PLANNING COMMISSION PRESENTATION PURPOSE: To represent the people of Island Green in requesting the Commissioners reconsider their votes of approval for the Island Green Design Modification. 1. Plan was approved with one ingress/egress which is in violation of Horry County Code. 2. This plan is also in violation of the International Fire Code, Section D106 which states that a multi- family residential development having more than 100 units shall be equipped throughout with 2 separate access roads. South Carolina has adopted this code. 3. The map of Island Green shows each HOA in a different color. The new development is mustard color. On the left side of the map the areas where flooding occurred in 2018 is indicated with arrows. Please notice the close proximity of the new development to the existing homes and condos. The new development will completely surround an existing condo community which also flooded in 2018. We firmly believe that flooding will be imminent if this new building takes place. 4. Traffic from the newly developed area will add significantly to the traffic on Sunnehanna Drive. Additional consideration should also be made for the traffic generated by the church and amenities center in the community. The church has many services and activities with members attending from outside of IG. The amenities center hosts local swim teams, swim meets and sells memberships to people who do not live in IG thus adding to the increasing traffic on Sunnehanna Drive.

  2. 5. In his presentation last week, Mr Powell mentioned that the people of IG have not contributed anything to the improvement of Sunnehanna Drive or the community. From 2014 to the present, residents of IG have donated over $ 50,000 and their time for the repair of pot holes, a sink hole and drainage pipe, repair of sprinkler system, painting the signage at the front entrance, purchasing and planting flowers, shrubs and mulch, replacing the flags at the front entrance, mowing the grass and trimming trees along the front entrance, purchasing a mower to mow the fairways on the golf course 10 times each year and paid the electric and water bills for a short time, all done by volunteers, paid for by the people of IG on property owned by Mr. Williamsen. An additional $5000 was donated and dumpsters provided by the residents for the flood victims. This is what we do in Island Green. 6. Mr. Williamsen’s plan is to form a Master Association and he is demanding all HOAs join to help share in the cost of the road repair. Out of 25 HOAs and the Church, 21 HOAs have said they will refuse to join this association. We have been threatened with legal action many times over the past few years. 7. Previous owners of the golf course have always taken responsibility for Sunnehanna Drive until Ray Watts purchased the golf course. Mr. Williamsen invested with Mr. Watts and foreclosed when Watts defaulted.Very little has been done to fix the road since then. Sunnehanna Drive would not be on your radar had Mr. Williamsen not decided to build his new development. The people of IG would continue to make the road repairs at their own expense and the road would be adequate but not up to county code however, neither will Mr. Williamsen’s new road as Mr. Danford has told us.

  3. 8. On behalf of the people of IG, I am respectfully asking those of you who voted to approve this development plan to please reconsider your vote. We have serious concerns for flooding, safety and wildlife infestation that could have dangerous consequences for all of us. 9. Thank you for allowing me to speak to you, thank you for your time and please reconsider your votes of approval for the safety of our Island Green community.
