 We helped Pengkalen Properties

launch Paradise Lagoon resort apartments at a time when there was a lack of confidence in the Port Dickson market due to a number of abandoned projects & perceived

  • versupply situation.

 We managed to overcome the

scepticsm and successfully sold out the project which had 528 units of fully furnished resort condominiums

 Angkupuri was launched in 1993 & is a

39 storeys high condominium with 210 units.

 The developer is Homestead

Development (now BT Homestead), which was at that time very new to the development scene.

 We had to compete with Sunrise which

was the dominant developer in Mont’ Kiara

 We managed to overcome the

developer’s lack of a track record & experience & achieved a very good sales take-up for the project.

 We moved on to help the developer

launch its second project in 2000, Almaspuri which has 132 units, which again received very good response

Vista Kiara & Lanai Kiara, Mont’ Kiara

 Vista Kiara was the maiden

condominium project for the Asiaquest group & we helped them to successfully launch the 402 unit twin block condominium in 1994.

 We then moved on to help the

developer launch its second project, Lanai Kiara which comprises 181 units of condominiums in 1996.

Challenges faced:

 Project undertaken by Bumiputera developer in a

dominantly Chinese market

 Lack of track record - first project by company  Had to fend off rumours of developer’s cash flow crisis &

poor workmanship

 We helped UM Land to

successfully launch 96 units

  • f service apartments

managed under Somerset Service Residences & 152 units of apartments, penthouses & duplexes.

 We also sold 48 units of the

service apartments to a Saudi investor.

 We then moved on to help

them launch the 190 unit Suasana Bangsar condominiums in Bangsar

The project comprises 2 blocks of 17 storey condominiums with 227 units in Taman Desa. We helped the developer launch the project at what was then the highest price levels in Taman Desa in 2008.

This is the maiden project of HSB owned by some medical doctors. The unit sizes were large and the pricing was the highest in the area. GDV of the project is RM 800m We managed to achieve 30% sales within 3 mths of official launch, 50% within 12 mths and 70% sales within 17 mths
