• The council’s detailed brief requested that the following information

be provided:

A survey to assess the general condition of the external fabric of the building. Give consideration to the potential thermal improvement of the building. Recommendations on general repairs required to the building and thermal improvements.

• Degrading of the masonry to the

external elevations of the building. The existing surfacing to the balconies is in poor condition. Generally the insulation to the external walls is poor. Continued…

• f thermal insulation.

The roof edge protection fixings have failed and therefore is in a dangerous condition. The concrete areas of the building are in poor condition with some areas having become detached from the building. Continued …

There is a lack of ventilation to the kitchens and bathrooms within the dwellings. The windows are old and generally in a poor condition. Decorations to the external areas are generally poor. Paving slabs are uneven and broken to some footpaths.

• External concrete repairs and application of protective coating to

exposed areas. Installation of an insulated rendered over cladding system to improve thermal performance. Benefits of this system will include:

Recovering of the surface to the balconies to improve the waterproofing and general aesthetics of the balconies. Renew the roof covering with an insulated overlay system:

• Improved Thermal Performance to current Building Regulations and Removal
• f Cold Bridging, hence reducing the likelihood of condensation internally.

• A high performance roof covering which will stop all current roof leaks.
