The plan for The Junipers is a new, age-qualified, active adult (55+) residential

neighborhood of primarily single-story homes that incorporates community benefits for the entire Glens neighborhood.

The Junipers’ Amenity area A new Glen’s Neighborhood public park/open space area Generous setbacks where possible and landscape buffers to provide beautification and address privacy concerns of adjacent neighbors Incorporation of recreation, trails and open space A new neighborhood connector street will reduce impacts to the Peñasquitos Dr./Carmel Mountain Rd. intersection Most residences will be no more than 2 stories to ensure that long views of mountains are maintained Foster neighborhood connectivity by providing public access to a new Social Loop and walking trails

REVIEW OF CHARRETTE TWO

  • Forty neighbors were in attendance to identify desired amenities and features for a new Glens

neighborhood park.

  • Each table of attendees had the opportunity to design their “ideal park” and were encouraged to

dream big about their last chance for a park in the Glens.

  • While size and scope of the “ideal parks” varied from group to group, there were consistent

themes throughout each one, including interest in an off-leash dog park, tennis courts, outdoor exercise equipment and green space.

  • Connectivity continues to be a primary theme. The incorporation of trails and gathering places

like picnic tables and benches were also included in every design.

  • The amenities/features which received the most votes were bathrooms (19 votes), shade

structure (18 votes) and outdoor workout equipment (18 votes).

  • The inclusion of lighting and bathrooms were debated, but ultimately, attendees agreed that

safety was of the utmost importance.

NEIGHBORHOOD CIRCULATION

RANCHO PEÑASQUITOS COMMUNITY PLAN

  • Developers of all future residential, commercial and industrial projects in

Rancho Peñasquitos must participate in building or funding needed transportation improvements identified in this Plan and further defined in the Public Facilities Financing Plan.

  • Each new development should contribute its fair share to needed

transportation improvements based on traffic, transit ridership and population expected to be generated by the development.

  • Adequate vehicular and pedestrian access should be available to serve all

significant community resources and public facilities with an emphasis on safety, aesthetics and integration of facilities.

  • A continuous pedestrian and bicycle system should be provided throughout

the community focused on open space areas and minimizing conflicts with motor vehicles.
