BACKGROUND

10 year plan to address deferred maintenance needs in State

  • ffice buildings.

The first two projects are the O Street and Natural Resources Buildings.

Timeline

  • Both projects were funded in 2016.
  • Contracts executed in February 2018.
  • Project Labor Agreements executed in April 2018.

Project Benefits

  • Investment in human capital.
  • Improves working conditions of thousands of downtown

state employees.

  • Modernizes the state's footprint in Sacramento.
  • Provides greater flexibility for food and retail.
  • Maximizes energy and water efficiency, improves security,

CURRENT CONDITIONS

  • 40-50 year old office buildings and workplaces.
  • Ranked as three of the five office buildings in poorest physical

condition by the State’s downtown office infrastructure study.

  • Current deficiencies
  • Access to daylight – limited
  • Acoustics – difficult to concentrate
  • Temperature and air quality – too hot or cold, fresh air concerns
  • Ergonomics – uncomfortable chairs, non-adjustable desks
  • Technology – meeting room A/V is old or non-existent
  • Meeting Rooms – not enough rooms for simple, quick meetings.
  • Amenities –food service, fitness, retail, childcare desired.
  • Flexibility – office moves are difficult and costly
