Specialist Disability Accommodation (SDA)
- Commercially & recurrently funded high needs
- Build on existing Shared Support Accommodation (SDA)
- Grow from 14000 places to 28000 but still 6%

- Can include people with $100,000.00 funding p.a
- Better housing = more efficient and effective support

SDA Rules:

Background
- NDIS is one of the largest social reforms in the last 40 years
- Will provide services to 460,000 people with a disability
- Within 5 years NDIS expenditure will be equal to residential & community aged
care combined with an annual expenditure of $22BN
- CHOICE & CONTROL vs REASONABLE & NECCASSARY
SDA Definition
- SDA is housing for NDIS participants with high support needs
- SDA usually require overnight support ($120K pa +)
- Only 6% of NDIS recipients will be eligible for SDA
Growth
- National SDA from 14,000 to 28,000 by 2022
- Not all SSA properties can be registered as SDA (legacy)
- Not everyone in SSA today would qualify for SDA (existing continue in SDA)
SDA Details
SDA Annual Payment
- From $4k - $107k per person pa
- 4 Building types – Apartment; Villa / Duplex / Townhouse; House & Group Home
- No more than 5 people in a single SDA dwelling
- ‘intentional communities’ exemption
- Non compliant properties limited term lessor funding “legacy”
- Geography & additional features e.g Sprinklers

- Property meets BCA standards
- Has an appointed SDA Manager (could be owner)
