The Demographics

  • There is currently 1,000,000

residents of senior living facilities in the US.

  • This number will double by 2030
  • Given industry wide
  • ccupancy levels – we will

need to double the number of facilities between now and then.

  • Baby boomers, who are now

moving into these facilities control 70% of US Financial assets and over half of all discretionary income

  • Where and how will they live

and dine?

Dining Drives Occupancy as well as Resident Satisfaction

  • Competition in the assisted living

industry is very high.

  • Highly fragmented, highly

competitive Industry

  • The four largest ALF providers in the

country make up only 13% of market share The Differentiator

  • When asked about dining, more

than half, or 53%, of consumers nationwide age 65 or older ranked dining as one of the most important considerations when deciding where to live.

Dining Drives Occupancy as well as Resident Satisfaction

  • Today’s dining

experience is more likely to include a full, restaurant-style approach staffed with an executive chef, sous chefs, pastry chefs and highly educated hospitality professionals running the show.

The Dining Evolution

  • Residents today expect access to

meals during traditional mealtimes — breakfast, lunch and dinner — but they also expect access to additional options such as grab- and-go bistro- style dining, snacks available throughout the day, and

  • ther options such as cafes, coffee

shops and casual eateries as well as bars.

  • To stay competitive in today’s

market, providers must accommodate the preferences of tomorrow’s residents. They want choice, variety, nutrition and flexibility.

Hospitality not Healthcare

  • Most operators today, like in other

aspects of senior living, are shifting from a health care approach to a hospitality approach. In preparation for an incoming generation of baby boomers who will move to senior living communities in the coming decades, providers are hiring hospitality professionals to bring cues from hotels and country clubs into independent living, assisted living and even skilled nursing communities.

  • Dining is no

exception.

24 Hour Dining

  • Some providers today are
  • ffering 24-hour foodservice
  • ptions, such as grab-and-

go choices, food or snack carts that are accessible any time, and venues that remain open late into the evening and open early in the morning.

  • But Many, if not

most, are still behind the curve

Convertible Dining Spaces

  • A design concept that gets lots of

discussion are transitional spaces.

  • It’s not just placing cans of beer on

the counter. It’s thoughtful coordination of all the flexible, transitional design elements such as lighting that dims, electronic menu boards, and easily changeable back bar displays that allows the creation of vibrant, interactive spaces for residents and their guests to enjoy, all day and into the evening. It may mean putting in lighting that can change throughout the day, so it can be dimmed at cocktail hour.

Catering to Family and Friends

  • The ability to cater to family

members of the residents has become paramount to many senior living providers. Some providers even have the capacity to host large- scale events such as weddings and family parties, and while they may not take “walk-ins” from the

  • utside community, they

are becoming well-known as restaurants in their own right.

slide-12
SLIDE 12

Hospitality not Healthcare

  • One way providers are

making communities more hospitality-driven: Bars - In fact, a majority of consumers report they are less likely to move into a senior living community if that community does not serve alcoholic beverages in its restaurants.

ROI of Investing in Reinventing the Dining Experience

  • Dining innovation is of great interest

to capital providers as well,

  • According to Aaron D’Costa –

Director, Senior Living Acquisitions for Virtus Real Estate Capital “As a capital provider with an

  • perational focus, the resident

dining experience is an area of great interest to us. Whether it’s

  • ffering cafes as fast casual dining

venues, offering open seating instead of the rigid two-seating meal schedule or even offering dignity through more appealing presentations of mechanically soft foods, we look at how our

  • perating partners are adapting

the dining experience to changing consumer expectations.”
