CSD Facilities Capital Improvement Plan

Facilities Condition Assessment Report

  • A presentation will be presented by EMG in relation to there Facilities

Condition Assessment Report Process.

  • The cost proposal is $114,622 for the whole District FCA.
  • I propose for budget reasons, if approved to complete CHS, CBK and EP

for a cost of $74,693 and I would make the recommendation to complete the PM Schedules also for a cost of $10,700.

  • In 20/21 budget over the summer we would then complete the

remaining Buildings for a cost of $39,929 for the FCA and $3,223 for the PM Schedules.

CSD Building and Maintenance Update Elkins Park

Elkins Park

  • The boiler has refractory that has collapsed and this will need to be
  • replaced. We are working on this with our contractor and awaiting a
  • proposal. This was identified earlier in the year but no work was
  • completed. This work is being completed by JCI at a cost of $9,164. This

work will commence early December.

  • Investigation on power requirements for adding window unit

air-conditioners has been completed and budgeted.

High School

  • A structural engineer was out to inspect the auditorium wall damage on

Monday and we are awaiting his recommendation. A cost proposal has been received for $4,500, our solicitor has reviewed and we are awaiting some small changes to be made.

  • Painting of corridors is continuing throughout the building. (Images next

slide)

  • Carpet was completed in office area next to the library, this was

additional work completed to finish the area. This area was also painted.

  • The BMS outside air sensor which helps control our heating was

disconnected and we are working to have this re-connected asap. This work has been completed.

  • Our BMS (Building Maintenance System) lost connectivity throughout

sections of the building and we have been with our contractor and have re-connected many areas. This is a work in progress.

  • Grounds crew have commenced top dressing, seeding and fertilizing to
  • vals in readiness for spring.

High School Gym Lighting

  • Our Electrical Team will install the fixtures if approved.
  • We currently have a demo fixture which we are installing to ensure this

light is compatible with the existing hardware.

  • We installed the demo light and there was some concern with the
  • lighting. We reached out to our supplier and they took us to Arcadia

University who had completed the same project with the same lighting.

  • I am arranging a tour for our Athletic Department to see what Arcadia

Gym is like and how this will improve our gym.

Cedarbrook

  • One Year Walk through with Architect is being completed December

3rd.

  • As mentioned last meeting, we are working with Fidevia to close out

items which are outstanding with the project. These are getting closer to being resolved.

  • A tree fell over the weekend and was taken down by our Arborist

Contractor on Tuesday Nov 26th. The tree was located at the exit near Rock Cliff Drive.

Wyncote

  • Our Glycol system is running very low and we are currently investigating

for any leaks in the system. The system was then refilled and holding

  • pressure. The system is currently holding pressure and we are trying to

discover how the system was drained. Glenside

  • No updates.

Myers

  • There was tree damage from lighting and work was completed on Nov.

26th. Cheltenham Elementary

  • A tree had fallen on a neighboring property, work was completed on

Nov 26th.

Administration Building

  • The boiler is installed and we have insurance signing off in the works.

We plan to fire up the boiler on the week of December 2nd.

  • There was deteriorated piping in the warehouse and this work is being

replaced for a cost of $9,977.

District Wide

  • Reviewing many BMS and HVAC systems which have been causing many

issues throughout the district. I have preventative maintenance agreements I am looking to implement for the BMS and HVAC.

  • Currently reviewing our custodial schedules, staffing and purchasing

procedures.

  • Budgets have been completed and submitted.
  • Snow Planning is in process and staff schedules have been allocated.

Vehicle/Grounds Replacement Plan

  • All 7 vehicles have been ordered.
  • As we needed one straight away they have upgraded us with a F-350

instead of F-250 for the same price.

  • There is a 12-14 week delivery timeframe on the other vehicles.
  • Gator with Plow is ordered and we have a 4 week delivery time on this
  • ne.
  • The two mowers we are awaiting to see if they can hold the price until

March for ordering.

CSD Sustainability Update

  • Meeting was held 11/4 with the School Sustainability Group.
  • There is a follow up meeting scheduled with Waste Management for the

second week in December to look at new ways to improve sustainability.

  • Meeting was held with McClure company who had completed building

inspections and have reviewed all building energy bills for the calendar

  • year. Recommendation is to await FCA and then look into this further.
  • Review of current policy Energy Management 823-ar and working

towards a Sustainability Policy with Dr. Marseille’s office.

  • Work is ongoing in this area.

CSD School Dude Update

  • School Dude Maintenance Direct was re-installed and operational
  • n Tuesday, September 3, 2019.
  • All PM Schedules have been rolled out in the system.
  • Facilities Direct which is our facilities booking site, we are working
  • n re-installing this program and are hopeful we will have this in

place by January. This goal may be a little aggressive but we will see if we can hit the target date.

  • We have over the last few weeks seen a significant improvement

in staff entering work orders.

  • Still looking at educating all users to ensure we have productive

data.

  • I would say we are tracking ahead of where I thought we would be

with the roll out of this program.
