Housing Allocation in Mole Valley

  • Government calculations tell Mole Valley District Council

(MVDC) to deliver:

  • 449 dwellings per annum
  • 6,735 dwellings over the 15-year period to 2033
  • MVDC have so far identified or committed sites for about

4,500 homes, leaving a shortfall of circa 2,200 to be built on the Green Belt

  • BUT there may be enough Brownfield sites for the first 10

years of the plan!

Alternatives:

Go Up!

  • Intensify development in town centres on brownfield sites
  • Build flats apartments which young people can afford near to

employment and transport hubs – truly sustainable and low environmental impact. Go South!

  • There is a big potential urban area near to Gatwick with superb

transport and infrastructure.

  • The BRA calculate Bookham is required to deliver:
  • 56 new homes per year
  • 850 over 15 years
  • Infills will deliver about 400 leaving 450 to be built on Green Belt land
  • Massive concentration proposed in Bookham + Effingham, nearly 800

houses on Green Belt land in a tiny area

  • Bookham would be taking nearly 20% of the total Green Belt development

across the whole of the MVDC …with no planned increase in infrastructure!

  • Questions are being raised with the Surrey County Council School

Place Team addressing questions on:

  • Capacity in existing schools
  • Will the build phase match the five year cycle
  • No places in nearest alternative schools
  • Will the HoE be even be open by Autumn 2022? If so how certain is timing

and capacity.

BRA still await a reply from Thames Water's Asset Manager on whether the foul drainage down Little Bookham Street would have sufficient capacity to take another 450 houses.

Highways Update

  • BRA visited SCC Highways on 5th March to discuss the Strategic

Highways Assessment attached to the draft Local Plan.

  • It is now apparent that this is based on a very high level strategic
  • verview. It takes no particular regard of the detailed access designs

for each major greenfield site onto the A246 or Lower Road. This will

  • nly happen at the next, Regulation 19, stage.
