Industry Overview • The anemic residential market in 2016 forced most property developers to focus on marketing unsold residential units and delay new projects. • Overall, the total number of newly launched condominium units in 2016 decreased from 2015 both in the downtown and midtown/suburban areas. • Demand for condominium units in Bangkok continued to be weak as low to middle-income end-users continue to face challenges in getting mortgage loans. Most developers were more focused on the above- middle level market (an average selling price of more than THB100,000/sq m.) • Big name and well-known developers were looking for new buyer groups when Thai buyers were dropping, especially foreign buyers from Asian countries. • major property developers and investors may use their advantages to venture into other businesses, e.g., property management services, or perhaps develop mixed-used projects to diversify their income streams. Medium-sized property developers may seek to enhance their competitiveness by forming joint ventures with international partners. • Going forward in 2017, Bangkok condominium market will continue to be slow as there are no signs of an immediate economic recovery and bank's tightening mortgage criteria. 19
