BACKGROUND

With the advent

  • f

the Consumer Protection Act, 2011, sellers and buyers of property and estate agents are now more aware of the need to be diligent in disclosing the true condition of the property to the buyer; The CPA has made it relatively simple and free for aggrieved property buyers to refer complaints to the National Consumer Commission;

slide-20
SLIDE 20

Previously, property buyers had to follow expensive legal action to pursue a claim against the seller; CPA places responsibility on the seller to make full disclosure to the buyer of the actual condition of the property which is exchanging hands;

BACKGROUND

slide-21
SLIDE 21

More and more South Africans are aware of their consumer rights when buying, selling, building or altering properties; Consequently, there is a growing need for the full disclosure of the property before property transaction takes place; Currently, thousands of houses are sold in South Africa, necessitating the need for vigorous property assessments being undertaken;

slide-22

Property assessment entails a comprehensive assessment

  • f

the property to identify and highlight any defects (if any);

WHAT IS PROPERTY ASSESSMENT?

slide-23
SLIDE 23

The aim is to provide a potential property buyer with factual answers regarding the actual physical condition of the property to enable him/her to make an informed decision before engaging himself/her on the transaction; Upon completion of an assessment, the property assessor should document all significant observable defects and explain the significance of each defect to the potential buyer;

sustainable human settlements as properties will be subjected to constant property assessments when exchanging hands;

slide-26
SLIDE 26

Education and training requirements including qualifications
