Renovation of the OMI Novitiate – Godfrey, to facilitate the operation and goals of the on-going Novitiate Program. The Novitiate is situated on a 256 acre tract of land overlooking the Mississippi River and surrounding landscape. The property was originally assembled by the Levis Family as “La Vista Estate.” Dating back to the early 20th Century when the Levis Family assembled the La Vista property for their estate, the site has been a natural and historic resource for the local community.

Since OMI’s involvement with the property beginning in 1950, OMI has continued the proud tradition caring for La Vista – adding to the important history of the site the use of the property and buildings by OMI as the Immaculate Heart of Mary Novitiate and other OMI programs and

  • activities. The tradition continues in the 21st Century under the stewardship and guidance OMI –

the Novitiate, Oblate Ecological Initiative, and the OEI Learning Center, La Vista.

General Information

  • The Owner will provide facility program for the Novitiate project to the

architectural firm selected by the Owner for services.

  • The delivery method for construction of this project will be Construction

Manager at Risk (CMAR).

  • The Owner has hired Jasmine Engineering, Inc. as the Owner’s Project

Representative & Commissioning Agent for the OMI Novitiate Renovation.

  • It is the Owner’s intent to higher an architectural firm for this project. The

Owner reserves the right to make no award in connection with solicitation.

Point-of-Contact/Restriction on Communication: The Owner designates the following person as its representative and Point-of-Contact for this RFQ. Respondents shall restrict all contact with the Owner and direct all questions regarding this RFQ, including questions regarding terms and conditions, to the Point-of-Contact person.

Note: Do not contact members of the Missionary Oblates of Mary Immaculate. Contact with any of these prohibited individuals after issuance of the RFQ and before selection is made, may result in disqualification of your Qualifications Statement.

Qualifications

REQUIRED:

  • Firms submitting statements for qualifications must be represented by a

professional Architect licensed to practice in the State of Illinois and be able to provide a professional Architect to attend meetings of any official nature concerning the Project, including but not limited to Scope of Meetings, Review Meetings, and other meetings as may be required for the Project. Firms submitting statements must have been in business for a minimum of 10 years. DESIRED:

  • Demonstrated firm experience in the design of high quality and cost-effective

renovation and addition projects involving existing historic or vintage facilities.

  • Strong team work ethic and cooperation both within the firm and outside the firm

with contractors, consultants, and Owner Representatives.

Qualifications

  • Proven firm and/or team capable of providing creating, functional, flexible and

technologically sound design solutions with an economy of means and within the project budget.

  • Proven firm and/or team experience with sustainable design and construction, such as

completed project which incorporated energy conservation and energy efficient design solutions.

  • Proven firm and/or team experience with religious worship or retreat facilities.
  • Outstanding experience and reputation, based upon information provided by the

Respondent as well as information obtained by references; past experience of the Owner with the firm; past experience on similar projects for other clients; record for delivery of design documents within schedule, and other similar factors reflecting the experience and reputation of the Architect and its firm.

principals of the firm and the proposed internal project manager.

  • Proven past experience on similar projects coordinated by an Owner’s Project

Representative

  • Proven past experience on similar projects using the Construction Manager at Risk

Form of Qualification Statements

  • To achieve a uniform review process and obtain the maximum degree of

comparability, it is required that Statements of Qualification be organized in the manner specified.

  • Ten (10) sets of the Qualifications Statement are required.
  • (1) original copy labeled “ORIGINAL” and containing original signatures,

preferably in blue ink.

  • (9) Copies Marked “COPY”
  • Submitted in 3-ring binder or spiral wire or plastic binding with tab dividers.
  • Electronic PDF format on a USB drive.
  • Respondents are expected to examine this RFQ carefully, understand the terms and

conditions for providing the services listed herein and respond completely. FAILURE TO COMPLETE AND PROVIDE ANY OF THE REQUESTED ITEMS MAY RESULT IN THE RESPONDENT’S QUALIFICATIONS STATEMENT BEING DEEMED NON-RESPONSIVE AND THEREFORE DISQUALIFIED FROM CONSIDERATION.

Projects noted herein, commitment to quality, overall experience of the lead Architects assigned to this Project, reputation of the firm and past performance, including past litigation and claims associated with past projects.

  • Capability of the firm in the areas of support personnel, technical staff and the

spectrum of services to be offered to Owner.

  • The firm’s overall plan for meeting the Owner’s needs and requirements,

management ability and demonstrated ability to effectively serve its clients on prior projects/

  • Clarity and quality of Qualifications Statement and supporting data.
  • Resources and support services provided by the firm to the Owner.

Award of Contract / Form of Contract

Award of Contract

  • The Owner reserves the right to reject any or all Qualifications Statements.
  • Based on the evaluation criteria, the Owner’s Committee will evaluate the Respondents

based solely on the qualifications of each Respondent.

  • The Owner’s Committee may elect to interview or receive presentations from one or

more of the Respondents prior to approval of the rankings, but will base its evaluation

  • n the same criteria set forth herein. (July 19, 2019 – July 26, 2019)

Form of Contract

  • The form of Architect Agreement utilized for this Project shall be the Standard Form of

Agreement Between Owner and Architect (AIA Document B133-2014) as amended by Owner.

  • The Architect will be required to provide administration of the Contract between the Owner and

the Contractor in AIA Document A201-2007, General Conditions of the Contract for Construction, as amended by Owner.
