The estate is located:  in the coastal development range of the north-eastern region of Ustka municipality  eastbound to Ustka , at the edge of the Slowinski Coast, in the north - west area of the Wytowno village, in the municipality of Ustka  at a distance of about 1.5 km from the Baltic Sea beaches  adjacent to the seafront cycle route „Rolled-trails Track" - Hanseatic Cycle Route R-10 The area predisposed to the promotion and implementation of "sustainable development" involving, among others, the respect for natural and cultural heritage with regard to its natural aesthetics.

 Protected Landscape Area "Coastline of the eastbound Ustka," which includes coastal beaches, dunes and cliffs between Ustka and Rowy with the areas of forest vegetation in the coastal coniferous forests and sour beech and peat bogs  at a distance of approx. 1.6 km from the Area of Birds’ Special Protection named "Coastal waters of the Baltic"  in the „C" area of the Ustka’s resort spa - the activity of healing and rehabilitation based on the brine baths and curative waters  the estate is a part of the active natural area that determines the relative balance of natural environment as well as enriches and diversifies the landscape O S I E D L E MO R S KI E
