  • The Draft Preferred Scenario was developed based upon

community feedback at the open houses and through additional online input

  • The Draft Preferred Scenario combines key aspects of the

Strategic Catalyst Areas and Compact Growth scenarios, which generally had the most positive community response

  • While the strategic areas identified in the Preferred Scenario

are intended to establish priorities for future public and private investments, the Scenario is in no way intended to suggest that market driven development will not still occur in

  • ther areas of Kerrville and the surrounding ETJ

Scenario Implications

  • New development focused on strategic assets of

the city (Sports Complex, Expanded Downtown Area, Hospital, Schreiner University, Airport, Riverfront, IH 10 / SH 16 Gateway), and along major corridors

  • Multi-modal improvements (cars, bikes,

pedestrians, strategic route circulator), traffic

  • perations improvements; targeted network

expansions; fill in sidewalk gaps; expand/extend trails

  • Higher level of reinvestment in existing

neighborhoods

  • Strategic infill with limited additional expansion to

better incorporate existing assets; diverse product mix including housing (Central Business District a primary focus area)

  • Major focus on the Guadalupe River for new
