  10. West Falls Church Transit Station Area (TSA) Overview West Falls Church TSA and Concept for Future Development. Existing stable residential neighborhoods in the area around the TSA.

West Falls Church TSA Study Process • Expanded authorization September 25, 2018, and change to special study • Reconvening the Task Force • Existing conditions assessment • Evaluation of potential impacts, including impacts to transportation, schools, parks, public facilities, etc. • Task Force and County staff recommendations for changes to the Plan • Hearings with the Planning Commission and Board of Supervisors

West Falls Church Metro Station Area Existing Acreage: Approximately 31.5 Existing Uses: Metro station parking and the VT & UVA Northern Virginia Center Currently Planned For: WMATA: Public Facilities, Governmental and Institutional/Mixed Use; Option for residential use at a density of 30 dwelling units per acre (du/ac). Northern Virginia Center: Mixed Use; Recommendation for a maximum of 130 dwelling units and 43,800 sq. ft. of retail/office; Option for residential use at a density of 30 du/ac.

West Falls Church Metro Station Proposal WMATA Proposal: Mixed use with up to 150,000 square feet of office, up to 50,000 square feet of retail, and up to 500 residential units up to an intensity of .96 floor area ratio (FAR). Increase the maximum heights from 45 to 65 feet, and from 65 to 85 feet

  14. Virginia Tech Proposal: Virginia Tech proposes a mix of uses up to 205,015 square feet of academic classroom space, 100,000 square feet of research/laboratory/conference and tech space, 200,000 square feet of office, 15,000 square feet of retail, and 300,000 square feet of residential uses at an intensity up to 2.5 FAR.
