CSD Building and Maintenance Update High School

High School

• The proposal for the structural inspection of the Auditorium exterior

wall, the company would not change the contract with changes provided by the school districts solicitor. We are in the process of finding another firm to complete the report.

• Our BMS (Building Maintenance System) lost connectivity throughout

sections of the building. We have been working on this for the last month and have established many areas. This continues to be a work in progress.

• Updated Athletic banners have been installed in the Gym.

CSD Building and Maintenance Update Elkins Park

Elkins Park

• The boiler has refractory that has collapsed and this will need to be
• replaced. We are working on this with our contractor and awaiting a
• proposal. This was identified earlier in the year but no work was
• completed. This work is being completed by JCI at a cost of $9,164.

There was a delay in getting the parts and this is now planned for next week.

• The water feed line on boiler 1 had a crack in the piping, CSD

Maintenance made a temporary repair and we will plan the full repair in the coming weeks.

CSD Building and Maintenance Update Wyncote

Wyncote

• As reported at the December meeting we had concerns with our Glycol lines as we had

lost volume in the pipework. There were no visible signs of this anywhere in the building where it was being lost.

• At the time we had concerns that we may have an underground leak in the piping which

runs from the boiler room to the cooling tower. Image attached.

• We had our contractor out and isolated the system from the building. The system was

filled up and we lost pressure immediately. This was indication that there is a leak in between the building and cooling tower.

• We needed to isolate the main building for the cooling tower to ensure we still provided

heat for the building. This was completed.

• Our next challenge was ensuring the cooling tower coils don't freeze as if they crack we

would be looking at a very large sum of money to repair.

• The cooling tower in construction did not have access saddles to drain the system.
• We needed to install 4 access saddles to the system, re-insulate and refill the tower with

glycol.

• The cost for the access saddles, insulation, air bleeders was $7,975.
• The cost to add glycol to the tower to ensure it would not freeze was $4,200.
• After Christmas we will need to arrange for the underground pipe to be tested and locate

the leak and make plans to have this repaired. I have spoken with Cara and we are investigating if this will be covered under our insurance.

• We currently have the situation resolved and heat in the building but need this to be

repaired in time for when we need Air Conditioning.

District Wide

• Reviewing BMS and HVAC Service contracts.
• Rectifying BMS Issues within our schools with our new BMS Contract.
• Summer project planning.
• Reviewing current custodial schedules, ordering procedures and

planning for summer.

• Reviewing Service contracts that expire at the end of the school year.

Elkins Park Air Conditioning Update

• Elkins Park Currently only has minimal Air-Conditioning throughout the

building.

• This summer we installed 6 wall unit A/C units in the cafeteria and this

provided great relief over the summer.

• The next few slides are proposals to install throughout the building.
• There is a need for power upgrades to achieve this.
• Due to the existing building conditions and possibility of construction at

Elkins Park in the coming years, I feel this to be the best short term fix for resolve the Air conditioning issue until a decision in made in the coming years.

CSD School Dude Update

• School Dude Maintenance Direct was re-installed and operational
• n Tuesday, September 3, 2019.
• All PM Schedules have been rolled out in the system.
• Facilities Direct training has been scheduled for the 28th of

January.

• I am looking at bringing one elementary school online for all staff

to report work orders as a trial. My hope is at the start of next years we will have all staff reporting work orders from each school.

• Still looking at educating all users to ensure we have productive

data.

• I would say we are tracking ahead of where I thought we would be

with the roll out of this program.
