The word “Capitainerie” comes from the French language and is widely used to refer to the 24/7 administrative and control centre of the marina, often incorporating a yacht club. Yachting and other maritime events have a major impact upon the success of a marina and waterfront project. An animated harbour adds value to the real estate. Case study: In the late 1990s ARROL was co-founder and director of Portsmouth Harbour Events Co Ltd, a public/private sector, not-for-profjt company which sought to raise the social and economic profjle of the harbour. Within just a couple of years the company was instrumental in bringing a large number of well-known events to the harbour, including:

Marina management

MARINA MANAGEMENT AGREEMENT

This marina management agreement (the “agreement”) dated ______________ is made between: [1] __________________________ a limited liability company organized under the laws of ________________ with registered offjce at _____________ being the owner of the marina the subject of this Agreement, including its permitted successors and assigns (“the Owner”) of the fjrst Part; and [2] _________________________a limited liability company organized under the laws of _______________ with registered offjce at _________________________ (the “Manager”) of the second Part; jointly referred to as the “Parties”. wHErEaS (a) The owner has (or will have) legal ownership and operational control over the marina and the harbor described herein; (b) The manager is experienced in the commissioning, marketing, management and operation
  • f marinas;
(c) The owner wishes the manager to provide management services to the marina and to the harbor; and (d) For convenience of administration, the manager and the owner desire to enter into this marina management agreement. Now IT IS HErEBY aGrEED aS FollowS:
  • Defjnitions
  • “Accounting Year” means a calendar year ending on 31st December.
  • “Auditor” means the public certifjed accountant or fjrm of accountants appointed by the
  • wner to audit the accounts of the marina at the end of each accounting Year.
  • “Bank Account” means the bank account into which all revenue of the Marina shall be
received and from which all expenses of the marina shall be paid.
  • “Business Plan” means a report prepared by Manager which contains the customary busi-
ness planning items such as management strategy, Gross receipt projections and Normal
  • perating Expenses projections, marketing plan, investment proposals, pricing policy, staff-
ing arrangements and salaries, and market analyses for the marina.

B l a c k a n d G r e y W a t e r D i s c h a r g e

Sewage from boats is called “black water”. Other wastewater is called “grey water”. Untreated sewage is a major source of waterborne disease. Problems may occur in marinas that have little or no water circulation (e.g. marinas in locked-basins or in regions with minimal tide, like the Mediterranean). Even a small quantity of visible sewage will spoil peoples’ enjoyment of the environment and may result in adverse
  • publicity. It follows that every effort must be made to minimize sewage
discharge from boats. In most countries the law requires boats to control their black water
  • discharge. There are two principle on-board systems for dealing with
black water:
  • The fjrst type macerates, chlorinates, fjlters, and then discharges the
residue overboard.
  • The second type retains all waste in holding tanks (or in the case
  • f small boats, in self-contained chemical toilets) for subsequent
discharge ashore at a marina or other port facility. The discharge from boats’ showers, basins, washing machines, etc. is called “grey water”. It often contains detergents and other chemicals, and in a marina with poor water circulation its appearance and smell can become offensive. Some boats are also designed to retain grey water in holding tanks. In marinas with little or no water circulation (also referred to as “fmushing”) grey water can build up to become a major pollutant. The marina should maintain a pump-out facility for emptying black Waste oil and oily bilge water discharge into the marina should be prevented wherever possible.
