Sustainment Program • Real Property – infrastructure integral to the design of a building (Foundation, HVAC, Plumbing, Roof, Electrical, Interior Construction, Fire Protection, etc.)  Preventative Maintenance  Special System Certifications  Operational Checks  Inspections  Corrective Maintenance • Vendor is responsible to identify the real property, validate the operations and maintenance activity, and execute the program I n t e g r i t y - S e r v i c e - E x c e l l e n c e 5

Establish O&M Program • Perform a Real Property Inventory  100% Physical review  Label all significant equipment  Load data in the computer maintenance management system  DMLSS FM Application o A medical unique Tri-Service system • Validate the O&M Program  Review existing schedule  Preventive, inspections and operational check  Examine each procedure  Tasks, frequency, specialty shop, maintenance driver • Based on Real Property Systems Standards (RPSS) I n t e g r i t y - S e r v i c e - E x c e l l e n c e 6

The RPSS • The RPSS helps define the real property installed equipment (RPIE) UNIFORMAT II hierarchy, the standards for maintenance actions (NFPA, UFC, RS Means), maintenance frequency per accreditation agencies (TJC, EPA, ECAMP, AAAHC), minimum procedures and tasks to properly maintain RPIE, the risk equipment failure poses to normal building operations  The RPSS does not supersede O&M manuals, local conditions which warrant more tasks or frequency, or other standards  Vendors are expected to provide feedback on the validity of the RPSS data when a discrepancy is discovered I n t e g r i t y - S e r v i c e - E x c e l l e n c e 7

The Joint Commission (TJC) • The Joint Commission is an independent, not-for-profit group in the United States that administers accreditation programs for hospitals and other healthcare-related organizations. • The Commission develops performance standards that address crucial elements of operation, such as patient care, medication safety, infection control and consumer rights. • Standards are for Healthcare and Business Occupancy • Vendor must be proficient in all aspects of the TJC as related to sustainment of high risk real property I n t e g r i t y - S e r v i c e - E x c e l l e n c e 8
