A Vision for DAws Hill PRESENTATION TO THE DAWS HILL AREA REFERENCE GROUP DEVEloPMEnt oPtions wycombe District council have been considering three options for how best to develop these sites: 1) Development of rAf Daws Hill only 2) comprehensive development of both sites (phased) 3) comprehensive development of both sites (not phased) the District council ‘s Position statement proposes the development of just raf daws hill at this time but with consideration to the future development of abbey barn south the decision about when to develop Abbey Barn south is therefore still to be made “ the Council’s preferred approach is to see the development of just the raf daws hill site at this point in time, whilst ensuring that the development of the raf daws hill site is designed and delivered in such a way as to enable the abbey barn south site to be developed at some time in the future in a way that fully integrates it with development on the raf daws hill site.” (wycombe District council Position statement, July 20 1 1)

Berkeley does not intend to submit a planning application at this time, however there is a need for both sites to be planned comprehensively to secure added value for the local community. this will: Ensure that existing and future infrastructure has capacity and can be delivered Make sure that each site delivers the full infrastructure requirement Maximise and safeguard the benefjts of the comprehensive development for the community optimise integration and connectivity Provide co-ordinated design and placemaking Avoid piecemeal development A failure to plan comprehensively now will create the risk that a future comprehensive development is poorly integrated with an incoherent feel

A Vision for DAws Hill PRESENTATION TO THE DAWS HILL AREA REFERENCE GROUP trAffic & trAnsPort – A MorE rADicAl solution? traffjc congestion and poor public transport are key local issues in the Daws Hill area road improvements and new bus services could mitigate the impact of development these are unlikely to deliver a big benefjt to the local community or solve existing problems the reference Group should consider how development in this area can deliver signifjcant benefjts to overcome local concerns about traffjc congestion and public transport should a more radical transport solution be considered?

A Vision for DAws Hill PRESENTATION TO THE DAWS HILL AREA REFERENCE GROUP A MorE rADicAl solution new bus route and service between Handy cross and the railway station via rAf Daws Hill, Abbey Barn south and the rye using existing roads and new off road bus only routes Avoiding Marlow Hill providing journey time reliability 1 5 minute frequency service 20 minute journey to the station from Handy cross operating 6 days a week it can fund itself once rAf Daws Hill, Abbey Barn south and the Handy cross hub have been built Alternatively, existing bus routes could be signifjcantly improved

A neighbourhood centre providing a heart to the community and facilities for all High quality homes for local people, including affordable housing A new primary school for local children A stunning park with sports and leisure facilities in the historic woodland ride space for local businesses to thrive and create jobs Drop off facilities at st Augustine and st Bernard’s catholic school to remove school traffjc from local roads Excellent links to the town centre and Handy cross by bus, bicycle and on foot overall, a place where people want to live, work and visit
