In ¡2012, ¡as ¡a ¡part ¡of ¡the ¡Hotel’s ¡management ¡ accoun>ng ¡process ¡Daigon ¡were ¡asked ¡to ¡look ¡at ¡ their ¡energy ¡consump>on ¡as ¡a ¡business, ¡how ¡to ¡ maximise ¡efficiencies, ¡reduce ¡the ¡associated ¡costs, ¡ and ¡so…. ¡ ¡

We ¡undertook ¡a ¡pilot ¡project ¡on ¡the ¡Hotel ¡owner’s ¡home ¡

Hotel ¡Owner’s ¡House ¡ — Oil ¡Fired ¡Hea>ng ¡ — Underfloor ¡Hea>ng ¡on ¡all ¡ floors ¡ — Hea>ng ¡controls ¡not ¡ func>oning ¡ — Fixed ¡speed ¡circula>ng ¡ pump ¡on ¡all ¡manifolds ¡ — Standard ¡light ¡bulbs ¡ throughout ¡

We ¡installed ¡an ¡Airthermal ¡heat ¡pump ¡and ¡replaced ¡the ¡ fixed ¡speed ¡pumps ¡for ¡a ¡single ¡variable ¡speed ¡drive ¡type. ¡ A ¡dual ¡tariff ¡meter ¡was ¡fiUed ¡to ¡the ¡heat ¡pump ¡and ¡the ¡ electricity ¡usage ¡was ¡monitored ¡ 3 ¡Phase ¡Dual ¡ ¡ ¡35 ¡Kw ¡Airthermal ¡ ¡ ¡ ¡Heat ¡Pump ¡ Tariff ¡Meter ¡ Heat ¡Pump ¡ Evaporator ¡

The ¡Control ¡System ¡was ¡upgraded ¡to ¡be ¡more ¡Compa>ble ¡with ¡ The ¡new ¡Airthermal ¡Hea>ng ¡System. ¡ ¡ Sensors ¡were ¡placed ¡in ¡each ¡room ¡and ¡a ¡Master ¡Control ¡ ¡panel ¡ was ¡programmed ¡to ¡take ¡maximum ¡Advantage ¡from ¡off ¡peak ¡ electricity ¡at ¡night… ¡ ¡ ¡ Room ¡ ¡ ¡Master ¡Control ¡ Sensor ¡ Panel ¡

All ¡light ¡bulbs ¡were ¡changed ¡and ¡replaced ¡with ¡low ¡voltage ¡ Ones ¡and ¡mo>on ¡sensors ¡installed ¡in ¡some ¡areas.. ¡ ¡ ¡LED ¡Light ¡Bulbs ¡ ¡ ¡Mo>on ¡sensor ¡

191045Kw ¡of ¡ 25000 ¡ heat ¡energy ¡ The ¡results ¡ 20000 ¡ 191045Kw ¡of ¡ heat ¡ 15000 ¡ energy2 ¡ were ¡ 10000 ¡ Encouraging 5000 ¡ ¡ ¡ 0 ¡ OIL ¡ ELECTRIC ¡ • We ¡measured ¡a ¡period ¡of ¡21 ¡months, ¡and ¡in ¡that ¡>me ¡we’ve ¡ calculated ¡that ¡if ¡we ¡con>nued ¡to ¡heat ¡the ¡house ¡using ¡oil ¡we’d ¡ have ¡spend ¡an ¡addi>onal ¡€14,000 ¡to ¡generate ¡the ¡same ¡ amount ¡of ¡heat. ¡This ¡accounts ¡for ¡ligh>ng ¡changes ¡also. ¡ • We ¡are ¡on ¡track ¡for ¡an ¡investment ¡payback ¡period ¡of ¡3 ¡years. ¡

We ¡looked ¡at ¡the ¡hotels ¡energy ¡ consump>on ¡under ¡3 ¡headings: ¡ ¡ — The ¡use ¡of ¡Light/Electricity ¡ ¡ — The ¡use ¡of ¡Water ¡ ¡ ¡ — The ¡use ¡of ¡Heat ¡ ¡

Our ¡use ¡of ¡Light ¡& ¡Electricity ¡ — We ¡replaced ¡light ¡bulbs ¡with ¡low ¡voltage ¡alterna>ves. ¡ — We ¡installed ¡mo>on ¡sensors ¡to ¡ac>vate ¡when ¡lights ¡ needed ¡to ¡go ¡on ¡and ¡off ¡in ¡Corridors ¡and ¡Common ¡Areas. ¡ — ¡Addi>onally ¡we ¡installed ¡a ¡Powerperfector ¡unit. ¡As ¡the ¡ scale ¡of ¡the ¡Hotel ¡means ¡there ¡are ¡large ¡motors ¡in ¡place ¡ that ¡use ¡electricity ¡inefficiently, ¡and ¡that ¡would ¡oben ¡ incur ¡fines ¡from ¡the ¡electricity ¡provider ¡for ¡a ¡low ¡power ¡ factor. ¡ ¡ ¡ ¡ ¡ Benefits: ¡ ¡We ¡have ¡been ¡able ¡to ¡reduce ¡costs ¡in ¡terms ¡of ¡our ¡electricity ¡ bill ¡without ¡compromising ¡the ¡standard ¡of ¡comfort ¡ experienced ¡by ¡the ¡customer. ¡ ¡ ¡

Our ¡use ¡of ¡Water ¡ — We ¡replaced ¡taps ¡and ¡shower ¡heads ¡in ¡public ¡areas ¡ and ¡En ¡suites ¡with ¡low ¡flow ¡Aerator ¡type, ¡and ¡push ¡ buUon ¡type ¡taps ¡ Benefits: ¡ ¡ ¡ ¡ ¡Less ¡water ¡used ¡and ¡so ¡lower ¡meter ¡readings ¡even ¡ though ¡hotel ¡occupancy ¡increased ¡during ¡the ¡period. ¡ ¡ ¡

Our ¡use ¡of ¡energy ¡for ¡Heat ¡ The ¡Hotel’s ¡Hea>ng ¡and ¡Hot ¡ Water ¡was ¡being ¡produced ¡by ¡ 2no. ¡Buderus ¡Oil ¡Fired ¡Boilers ¡ located ¡in ¡the ¡Basement ¡of ¡ the ¡Hotel ¡and ¡distributed ¡ throughout ¡the ¡Building ¡from ¡ the ¡system ¡headers. ¡ ¡ Both ¡boilers ¡were ¡sequenced ¡ and ¡controlled ¡by ¡the ¡Hotel’s ¡ Building ¡Management ¡System ¡ (BMS) ¡
