  • Close proximity to the historic Downtown Bowmanville
  • Built between 1945 and 1964
  • 66% were constructed in the post WWII period as modern bungalows and smaller

workers’ cottages

  • Vernacular architectural styles of Gothic Revival, Italianate, Craftsman, Four Square

and Bungalow

  • Small-scale, one-storey to one-and-a-half storey residential single-detached

dwellings

  • Minimal front yard setbacks on Prospect St, Elgin St, Veterens Ave and portions of

Scugog St

  • Parking is generally facilitated by driveways & car ports with few small-scale

garage additions

  • Treed boulevards along Scugog St and Fourth St
  • 5% of the Study Area is considered to have cultural heritage value

  • Compact, walkable grid urban pattern
  • Immediately north of historic Downtown Bowmanville
  • Majority of homes were built pre 1914
  • Low-density with varying size, form and location on the lot
  • Distinct lot pattern on Carlisle Ave, Liberty Pl and Alexander Blvd
  • Buildings constructed prior to 1945 generally have smaller setbacks
  • Mainly single-detached homes of one-and-a-half to two storeys, with a few two-storey, semi-

detached homes along Carlisle Ave and Liberty Pl

  • Vernacular architectural styles of Gothic Revival, Italiante, Craftsman, Four Square and

Bungalow

  • Designated Beech Avenue Heritage Conservation District
  • 74% of the Study Area is considered to have cultural heritage value
  • Parking is generally facilitated by driveways and small-scale detached garages located to the

rear of properties

  • Majority of streetscapes are either treed boulevards or grass lined verges

  • Variety of lot sizes, varying front yard setbacks
  • Wider side yard setbacks
  • Low-density with a great diversity of home types, sizes and architectural styles
  • Predominantly one-storey, single-detached dwellings
  • Variety of architectural styles (Gothic Revival, Craftsman, Italianate, Victory and Bungalow

vernacular styles)

  • Parking is generally facilitated by driveways in the northern portion of the Study Area

and detached garages located to the rear of properties in the southern portion of the Study Area

  • 28% of the Study Area is considered to have cultural heritage value
