1. The proposed building setback adjustment will not increase the density of the subdivision. 2. The building setback adjustment will not have the effect of nullifying the intent and purpose of the Subdivision Ordinance. 3. The building setback adjustment will not be detrimental to the public health, safety or welfare or injurious to other property or improvements in the neighborhood in which the property is located. 4.
