Aims of today:

To receive your thoughts and comments on the initial proposals prepared. Today’s event is the second round of our consultations to obtain your ideas and thoughts on proposals for 175-177 Kensal Road. Following the first consultation events that took place in late February and early March 2019, we have reviewed the comments and feedback that you gave us. Taking your feedback into consideration the appointed architect has prepared a number of proposals for further consultation.

New homes programme

The Council’s new homes programme aims to deliver 600 new homes including at least 300 Council homes to rent. On the ‘Stage One’ sites identified, it is proposed that a mix of different types of homes is delivered including Council homes to rent and homes to buy. Grant funding has been secured from the Mayor’s Office to assist with the delivery of Council homes to rent. On the Kensal Road site the aim is to deliver as many Council homes to rent as possible to meet the pressing need for genuinely affordable housing.

Responding to your comments …

  • Proposals 1 and 3 would provide two 4 bed homes, in

addition to new homes on upper floors .

Provision of 4 bedroom homes

  • Proposals 1 and 3 show potential to maximise new homes
  • n the ground floor as well as upper floors.

More homes less workspace and community space

  • Indicative sketch shown, architects will reflect comments

in design of proposals.

Traditional material and design to complement church

  • Better landscaping and paving to improve quality of route.

Improvements to existing footpath to east of the site

  • This will be explored and discussed further.

Consider using carnival theme in naming the building

  • Community space shown in all options and assessment of

existing provision within the area will be undertaken.

Facilities for young people, netball, five aside, sports facilities

  • This will be considered on need and other facilities within

the area.

Nursery space

  • This will be raised with the Housing Management Team.

Control of pets within building

  • This will be provided.

Secure cycle storage

  • Our aim is that each home will have private outdoor

space and access to a communal residents garden.

Responding to your comments …

  • Some of the new homes to buy within

programme will qualify for Help to Buy. ‘Help to Buy’ Programme

  • These will be included where possible, majority of

homes will be located on the upper floors. Front doors facing street

  • Assessment of need for the area will be

undertaken. New food store

  • Design and height to respect the existing church.

Height of building in relation to church

  • This will be considered based on demand and

existing facilities within the area. Medical facilities

  • Parking provision only for blue badge holders to

encourage use of public transport. Traffic on Kensal Road

The Architect

Allies and Morrison, founded in 1984 have developed a reputation for well-crafted buildings and thoughtful place making. The practice has a reputation for expertise in the design of successful mixed-use masterplans including affordable housing, as well as education and healthcare projects. They are working with a large number of local authorities across on similar projects. The practice places considerable emphasis

  • n developing a clear understanding of the

aspirations of the local community as well as their clients, evolving their designs as a direct response to this. The aim is to create places that complement and add to their locality and foster community.
