What are the disadvantages of living on a park home site?

slide-17
SLIDE 17

Information Classification: CONTROLLED

There are no other homes where you are required to pay 10% of the value if you decide to move or sell !! This is a big disadvantage as it ties you to your site and is an unfair charge in today's world. The site

  • wners make plenty from

ground rent charges. !!! Not on this site Too many to mention You are not allowed to change the gas or electric supplier. When requesting a breakdown of gas, water and electric bills we don't receive a reply from the site

  • wner.

High Council Tax High Ground rent

“Why has the 10% commission rule been allowed to remain in force for so long? Wales reduced it to 5% years ago and site

  • wners make plenty of profit out
  • f their ever higher pitch fees and

yet this totally unfair commission fee is still imposed on English Park Home owners.” “Are there criteria which determine the site owner to be a fit and proper person to own the site?” “Who within the council will assume responsibility for Park Home Residents, as it appears somewhat unique compared to bricks and mortar ownership?"

SLIDE 23

Information Classification: CONTROLLED

It is just perfect for me, peaceful The main advantages are the tight knit community ,with a strong residents association there are staff on site who are always helpful and friendly. Probably the best thing we have done, feel safe and secure This particular site has a very good reputation and is well-kept and maintained

slide-24
SLIDE 24

Information Classification: CONTROLLED 5 10 15 20 25 30 35 10% sell on fee Poor maintenace

  • f site including

roads Too frightened to set up a resident association - harrassment and bullying feared / apethy / no point

  • wner won't

listen Expensive - High Council Tax plus pitch fee / increasing fees Unscrulpulous

  • wners /

managers / do as they please / don't abide to licence / change rules Poor transport links / no bus stop Long time to get anything done / lack of site manager Dissapointed - lack of support from CC & others (Enforcement) Lack of control on what happens / new rules introduced / restrictive site rules

Other comments - Negative

slide-25
SLIDE 25

Information Classification: CONTROLLED

If & when you sell your park home, the 10% they require after sale is too much and unjustified, it is even higher than stamp duty! Poor maintenance, damaged eclectic boxes poor drainage, dangerous trees With regards to setting up a residents association

  • too frightened as

harassment and bullying feared My bill was increased by a fraction under 30% earlier this year with no prior warning and no real explanation

slide-26

Information Classification: CONTROLLED

Other comments - Negative

2 4 6 8 10 12 14 Site rules are clear but some people don't understand them / read them or ignore them Council needs to visit sites more and see first hand Need help / grants for insulation / heating / home adaptions Don't buy a home without completing extensive searches on the owners Should be obligatory for sites to have meeting place for residents Housebound and cannot attend meetings Time for Council to grasp the nettle not expect residents (Forum) to do it

slide-27
SLIDE 27

Information Classification: CONTROLLED

It would be good if a council official could visit park home sites to see the situation at first hand Unfortunately there are currently no grants available for insulating and improving energy efficiency if you live in a park home and are on a low income

We have got site rules but very few abide by them

Lack of action by the council regarding blatant disregard of the rules, safety, planning and residents well being by the owners Housebound cannot attend meetings - no email/Computer Too old to help with residents association - 95yrs
