  1. Auction Overview • 106 single residential blocks for sale by Public Auction. • Auction schedule and reserve prices are published in the sales flyer. • Auction commences at 9am Saturday 27 February 2016 at the National Convention Centre, Canberra. • Pre registration is required. You will not be able to register on the day.

  2. Registration Details • Registrations will be held at the LDA’s office: TransACT Building Level 6, 470 Northbourne Avenue Dickson ACT • Registrations open: • 8am to 4pm Monday 15 February 2016 • 8am to 4pm Tuesday 16 February 2016 • 8am to 7pm Wednesday 17 February 2016 • You can appoint someone to act as your agent.

  3. Registration Checklist • A completed Auction Registration Form. • Proof of Identification for everyone you wish to have on the contract and lease. • If you are appointing someone to register and/or bid and sign a contract on your behalf they will need to bring: • A completed Appointment of Agent form. • Proof of identification. • A copy of your proof of identification.

Auction Day Checklist • Bidding Card. • Proof of Identification for everyone you want to have on the contract/lease. • Deposit. • If you are appointing an agent they will need to bring: • A completed Appointment of Agent form (if this wasn’t provided at registration). • Proof of identification. • A copy of your proof of identification.

Auction Day • Bidding will commence at the reserve price. • If you are the highest bidder above the reserve you will be required to sign a First Grant Contract. • The Contract is a legal binding document which you will sign directly after the fall of the hammer. • You will be required to pay a 5% deposit on the day or 10% if you are using a deposit bond. • You can pay by bank cheque, EFTPOS/Credit Card or a deposit bond. Cheques should be made out to Land Development Agency.

  6. Auction Day • Cash will NOT be accepted and you will not be permitted to leave the venue to arrange your payment. • If your payment is more than the required amount this can be credited towards your settlement or the LDA can arrange for a refund of the difference. • You can purchase as many blocks as you wish to bid for. • Land Rent is not available for blocks sold via auction.

  7. What Happens After the Auction? • Stamp Duty is payable 90 days (May 2016) after you exchange contracts. • Settlement for the blocks in this release is expected to occur between March 2017 and June 2018. • You will be notified when the LDA has received Operational Acceptance and asked to confirm your details for the Crown Lease. • You will have 30 days to settle after the LDA issues your lease. • You are responsible for fencing your block after settlement.

  8. What Should You Do Next? • You should speak to your bank and/or a financial adviser for information specific to your situation. • You should ensure you have read and understand the sales documentation for this release including the Throsby Housing Development Guide. • The LDA strongly recommends you appoint a solicitor. • You should speak to a builder/architect about what you want to build and to help you find a block that meets your needs.

  24. Development Applications Exempt from Development approval Compliance with all relevant rules of the Precinct Code and Development Code means that Building Approval can be sought without the need for Development Approval (DA).

Development Applications Exemption Declaration If your proposal complies with all of the relevant rules except for a minor encroachment of some rules, you may wish to seek an Exemption Declaration from the planning and land authority. An Exemption Declaration, if granted, can mean that you can seek Building Approval from a Building Certifier, without the need for a DA.
