Step two : How to reach the price and be sure that the building will be a passivhaus building ? Meeting with the first three companies concerning the structural work to have an open discussion about the aims of the project and technical details (subcontractors, planning, technical solutions, price…).

• Optimizations proposed by the technical engineer :
• Removal of the green roof
• Removal of the external blinds on the north facade (internal blinds in the bedrooms),
• Reduction of the common spaces and the skylight,
• Replacing of the material used for the common spaces.
• Optimizations proposed by the company :
• Replacing of the windows without changing their performance (PVC instead of wood),
• Replacing of the blinds.

More work and more time for making the call of tender ‘s documents More work and more time for analysing the offers of the companies The companies have well understood what are the key points of the project. We have had lots of proposals and the technical proposals of the company were quite good and relevant. At the end, the project is more expensive that what we hope but still cheaper compared to the very last estimation made by the technical engineer.
