  • I. LOCATION:

The office building is situated in the very central part of the city of Sofia, at #5, Slavyanska street. This is a busy place characterized by good communications, situated in the immediate proximity of the Rakovski street and Slavyanska street crossing, and close to Tsar Osvoboditel Blvd., making it easily accessible from all directions by car, public transportation or walking. .

  • II. PLANNED STRUCTURE AND FUNCTIONAL ZONING:

The building has six floors above the ground level, a terrace-like and sub-roof floor, and three underground floors. At basement levels B3 and B2 (-3 and -2) there are underground garages and technical areas, the total number of parking spaces being 63. The access way to the underground garages is from Slavyanska street, using an electrically-driven vehicle loading platform.

At basement level B1, the ground floor and the first floor there are shops with locker rooms for the employees and sanitary units. The stores have a common access way from Slavyanska street, and a separate staircase and elevator provide access to the underground levels. There are offices on the other floors above the ground. In the entrance lobby there is an area for a door- keeper’s station and a sanitary unit. A staircase and two elevators provide vertical connection between all levels within the building. III. ARCHITECTURAL APPEARANCE: The architectural design of the building at 5, Slavyanska street has a distinct appearance, while conforming with the visual and aesthetic structure of this urban area. The building is a part of confined construction (between two party walls). The ground floor and the first floor will be largely glazed (including window displays), with separate entrance ways to the floors with the

  • ffices and the commercial areas. The office floors have windows.

Contemporary materials will be used: thermopackage (mineral coat) for the facades, with decoration elements of the facade facing Slavyanska street, and aluminum windows and doors with Insulation glass unit.

  • IV. OFFICE UNIT – STANDARD OFFICE EQUIPMENT:

The office building has been constructed in accordance with the latest building technologies, using high quality materials. The interior finishing works comply with the highest applicable standards, including:

3.2 WC and kitchens – suspended ceiling panels made of waterproof plasterboards, painted in white latex paint; 3.3 In the corridors – plasterboards painted in white latex paint, or suspended ceiling panels 300x1200, with integrated lighting fittings in open/covered configuration and fire alarm sensors, according to the design;

Doors Entrance – reinforced steel doors, doorcase 100/200, with technological MDF coating, with triple closing mechanism, stoppers, lock, solid type, rubber sealing for the frame, metal adjustable frame;

Most of the finishing construction works and installations are similar to those in the office areas of the

  • building. The differences in the installations are described below, and the specific finishing works will be as

  • VI. INSTALLATIONS

1.

Elevators – “ThyssenKrupp Elevator”, luxury car with glass doors, frequency controlled motor drive powered by the emergency supply system (diesel generator).

2.

Heating, ventilation and air-conditioning (HVAC): 2.1 Heating. 2.1.1 Heat source – Daikin central air-conditioning system, Type VRV IV. Two-pipe configuration, with used air heat recuperation resulting in up to 70% reduction in power consumption. 2.1.2 Heating installations – the heating in the building is provided by the air-conditioning system, except for the technical rooms, staircases, corridors, restrooms and storage areas.. 2.2 Air-conditioning – all office rooms and shops are air-conditioned. The air-conditioning system is based on ventilation convectors (fan coil units). 2.2.1 Air-conditioning in the shops area – the air-conditioning system is based on ventilation convectors (fan coil units), mounted in a two-pipe configuration behind the suspended ceiling panels. The air- conditioning system maintains a preset temperature in the rooms during all seasons. Energy saving is achieved by induced flow of fresh air processed in the air-conditioning chambers and air suction by means of a rotor regenerator into the chambers. 2.2.2 Air-conditioning in the office area – the air-conditioning system is based on ventilation convectors (fan coil units), mounted in a two-pipe configuration behind the suspended ceiling

  • panels. The air suction vents are situated in the sanitary units and the kitchen units.

2.3 Ventilation. 2.3.1 Ventilation in the underground garage areas – with 3-fold mechanical recirculation exhaust ventilation and 8-fold emergency one, using channel-type explosion-proof fans, air ducts and ventilation grilles. The exhaust air flow will be 50% from the upper and 50% from the lower parts of

  • rooms. The emergency ventilation will be triggered by gas detectors. The ventilation system will be

used to evacuate the smoke in case of fire. 2.3.2 Ventilation in the shops – It is envisaged to have inflow of fresh air processed in air conditioner chambers and suction in the chambers by means of a rotor generator – recuperation (up to 70%) to save energy. 2.3.3 Ventilation in the sanitary units – all sanitary units are equipped with exhaust ventilation units, air ducts, cone exhaust units and fans. 2.3.4 Ventilation in the storage areas, machine rooms and all rooms without natural ventilation – by means of exhaust ventilation units, air ducts, ventilation grilles and in-channel fans.

Electric power installations – Own electric switchgear, main switch board and sub-boards, low-voltage mains network. The building is treated as a Category 3 site in terms electric power safety. All individual functional zones in the building will be treated as a individual power consumers, and the power used by them for their

  • wn purposes and for common needs will be measured on a commercial base. Each office is equipped

with a commercial three-phase electric meter, and three-phase electric meters are used for the shops, garages, elevators, and for technical and common use. Part of the power consumers in the building will be treated as Category 1 and Category 0 consumers (fire protection equipment, elevators, etc.). Backup diesel generators (approx. 200kW/250kVA). The lighting system for the building is designed in accordance with sample interior solutions, based on the statutory provisions concerning illumination, using various types of lighting fittings and bulbs. In terms of functionality, the lighting will be used the following purposes:

  • Main lighting system – operating lighting
  • Backup and security lighting
  • Emergency lighting
  • Evacuation lighting
  • Façade and advertising lighting.

The Power sockets system will be designed in accordance with the furnishing, functionality, technological requirements and statutory provisions. There will be both general purpose power sockets and sockets for special purposes and equipment. Sockets with the required degree of safety will be used, depending on the rooms and places of installation, and mainly grounded Schuko-type sockets will be used. The installations in the shops are subject to individual design by the respective owners, in accordance with the specific use of the shops.

4.

Water supply and sewerage systems: 4.1 Water supply – The water supply installation will be of mixed household and anti-fire type. Polypropylene pipes water-supply fixtures with aluminum layers will be used. Only the fire hydrant pipes will be made of zinc-coated pipes and fixtures. There will be a water supply system for cold water, for drinking and household purposes, as well as a water supply system for anti-fire purposes in the garages and throughout the building. boilers will be installed for each rental unit. Cold water metering devices will be installed on the pipes for to the individual offices and shops. The water supply installations in the garage area will be mounted in an open configuration on the walls and ceilings, using brackets and thermal insulation. Thermal insulation material will be used for all pipes mounted on exterior walls. 4.2 Sewerage system – The sewerage system will be of mixed type – for domestic and storm sewage. Gravitational sewerage system will be installed in the building. The sewage from the building will be discharged into the urban mixed sewer. The storm sewage will be discharged through vertical pipes into a horizontal section of the household sewerage system. The water from the roof will be drained via water-inlet pipes. The sewerage system consists of PVC pipes on the floors and suspended horizontal thick-wall PVC pipes on the first floor and B1 (basement) level, hidden behind the panels of the suspended ceiling, according to the architectural design. All fixtures and equipment in the sanitary units will be connected to the drain system. In the sanitary units and the underground floors there will be 50 mm bell traps with lateral drainage openings. The fixtures and equipment in the sanitary units, including the bell traps, will comply with the Bulgarian State Standard (BDS). Ventilation flaps (110 mm) mounted to all vertical pipes will ensure the ventilation of the sewerage system. A pumping station (Q = 10 l/sec, H = 15 m) will be installed for the waste water on the B3 (underground “-3”) level. There will be also bell traps at levels B1 and B2, as well as grilles at level B3 for any accidental water in the basement. At the input of the pumping station there will be an oil-catching unit with capacity of 1.5 l/sec.

5.

Low voltage installations 5.1 Structural cabling system and TV: Local structural cabling systems for the telephone and computer networks in each office, shop, etc., will be constructed.

  • Offices – Cables of Category 5e will ensure the provision of the required telephony and internet

services to each office. The networks between the communication cabinet of the building and the different floors will be based on optical and telephone cables. The optical cables may be extended from each floor communication cabinet to the individual offices, depending of the wishes of the respective owners, thus enabling high-speed communication – internet, VPN, etc. The structural cabling system will include RJ sockets (dual and single) built in boxes on the floor, walls, edges.

  • Shops – Structural cabling systems for single or multiple points (for telephones, computers)

connected with the local system of the shop will be constructed in each zone.

  • Reception areas – RJ sockets will be installed in the reception area at the ground level – one

5.2 Fire alarm system and follow-up operations. The fire alarm system is of the addressable type, intended for fire detection and identification of the place of occurrence, based on the address of the activated sensor. It covers all areas, except for the water draining areas and the sanitary units. The system carries out complete diagnostics of the all activated elements. The system can identify the room in which the sensor has been activated. The fire alarm operation, the automatic disconnection of certain power consumers and the anti-smoke ventilation control will be based on the use of sirens and relay modules. Sensors of the necessary types will be used: smoke-optical, maximum-differential temperature, depending on the use of the respective rooms.

Blocking – follow-up operations: In case of emergency, upon confirmation of a fire situation, the fire alarm system will automatically initiate the appropriate follow-up operations to ensure the safety of the people in the building and their timely evacuation.

Access control system – centralized access control system, connected with the security center (security at elevation ±0,00), one I/O sensor at each level and at the main entrance.

7.

Measurements - individual measuring devices with consumption optimisation functions – heat/cold measuring unit, water meter; electric meter.

8.

BMS – construction of a building management system for automation and control of all building installations. VII. COMMON AREAS The design concept of the office building allows combination of office areas and shops areas. Such buildings are typically characterized by large common parts at the ground floor level – large reception area, lobby and shops, thus enhancing the impressive appearance of the building.

  • 1. Lobbies – Granite Black/Grey tiles flooring G602/G654, fluorescent lighting, appropriately situated

signs identifying the tenants on the respective floor. Suspended ceiling. 2. Entrance lobby – air-conditioned, mail boxes, sign board, reception area, ceiling configured in accordance with the architectural design, Granite Black/Grey tiles flooring G602/G654

  • 3. Staircases – stone tiles on the steps, tracery stainless steel, dome lighting, fire detectors.
  • 4. Roof – reinforced-concrete slab, 10 cm ХРS thermal insulation. SBS damp-proof membrane – double

layer, vents, heated storm-water funnels. Roof terraces – the same, except for the granite tiles.

  • VIII. SURROUNDING

Underground parking spaces – accessible to owners only. Access via the loading platform.

Security – 24-hour, guards and surveillance of the entire building, integral access control system.
