Eligibility Requirements: Multi-Family Housing

Tenants of USDA-financed rental housing must meet the following eligibility requirements:

  • Income
  • Very-Low Income: 50% of median income for area and household size
  • Low Income: 80% of median income for area and household size
  • Moderate Income: Up to $5,500 above low income limit for household size

Single Family Housing Programs for Seniors

Program Purpose How the Program Works

Single Family Housing Direct Home Loans (Section 502) Provide a path to homeownership for low-and very-low-income families living in rural areas. Helps low- and very-low-income applicants obtain adequate, safe housing in eligible rural areas by providing payment assistance (a type

  • f subsidy that reduces the mortgage payment for a short time) to

increase an applicant’s repayment ability. Single Family Housing Guaranteed Loan Program (Section 502) Help lenders work with low- and moderate-income families living in rural areas to make homeownership a reality. Assists approved lenders in providing low- and moderate-income households the opportunity to own adequate and safe dwellings as their primary residence in eligible rural areas. The program provides a 90% loan note guarantee to approved lenders in order to reduce the risk of extending 100% loans to eligible rural homebuyers. Single Family Housing Repair Loans and Grants (Section 504) Help people stay in their home and keep it in good repair. Provides loans to very-low-income homeowners to repair, improve, or modernize their home; or provides grants to elderly very-low-income homeowners to remove health and safety hazards. Mutual Self- Help Housing Technical Assistance Grants (Section 504) Help very-low- and low- income families get affordable, clean, and safe homes of their own in rural areas. Provides grants to qualified organizations to help them carry out local self-help housing construction projects. Grant recipients supervise groups of very-low- and low-income individuals and families as they construct their own homes in rural areas. The group members provide most of the construction labor on each other’s homes, with technical assistance from the organization overseeing the project.

All Single Family Housing programs are open to eligible very-low- and low- income borrowers of any age, including seniors.
