  5. PERMIT PROCESS UPDATES - HIGHLIGHTS  Build Orland Program will be extended in 2017. This defers payment of permit and impact fees until time of final inspection for new single-family homes.  Electronic plan reviews – Village has issued an RFP for new IT equipment so that plans can be submitted and reviewed digitally.  Permit fee changes – the Village Board of Trustees has requested that all permit fees be reviewed by the staff and PERMITS revised if necessary (mid 2017). Permit Submittal Requirements – Residential New Construction / Additions / Remodels New Construction:  2 Sets of plans – both copies stamped and signed by an architect  Completed Building Permit applications, including sub-permits for MEP  Letter of Intent from Plumbing Contractor  HOA approval letter (if applicable)  Proposed site development / engineering plan (2 copies) Additions / Remodels:  Plans – for 1 story additions under 400 sq. ft. plans don’t have to be stamped by an architect – but must be drawn with straight edge, labeled and dimensioned. Permit Submittal Requirements – Plans Architectural Plans must include the following information on the plans:  Applicable Codes (see website)  Building Height (as defined by Code) – especially important for high slope roofs, lookouts, and walkouts  Gross area for the building (measured to exterior face of walls on each story)  Plumbing schematic diagram, Electrical plans, and other info required by code  Site plan with lot coverage calculations and zoning district designation (if not shown on proposed engineering plan) Engineering Plans must include the following information on the plans:  Zoning District Designation  Required setbacks  Actual building setbacks  Lot coverage calculations PERMITS  Grading contours  Heights of retaining walls (if applicable)  Structural design of retaining walls (or product info) (if applicable) ORLAND PARK Development Services Department 14700 Ravinia Avenue . Certificates of Occupancy / Compliance  Issued within 7 days of approved final inspection (typically in 2-3 days)  Issued in the name of the permit holder or name of new homeowner (if requested in writing by permit holder)  Original paper copy will be available for pick up next to Window #5 at service counter TEMPORARY OCCUPANCY  Will only be considered due to weather related delays for exterior items such as grading, site work, and tree mitigation, between November 15 and April 15  Requires a min. $5,000 cash / check bond, refundable upon issuance of final certificate of occupancy (less $250 admin fee) PERMIT EXPIRATION  PERMITS Permits expire 12 months after issuance, or 6 months after last inspection if inactive  Expired permits must be renewed and renewal fee paid, and permit holder must schedule a progress inspection to verify status of project.
