R408.4 CRAWLSPACE ACCESS: Access shall be provided to crawl spaces by a minimum opening size of 24 inches by 24 inches, but not less than what would be required to remove and install any equipment taken out. A permanent certificate shall be completed by the builder or registered design professional and posted on a wall in the space where the furnace is located, a utility room or an approved location inside the building. Where located on an electrical panel, the certificate shall not cover or obstruct the visibility of the circuit directory label, service disconnect label or other required labels. The certificate shall list the predominant R-values of insulation installed in or on ceiling/roof, walls, foundation (slab, basement wall, crawl space wall and/or floor) and ducts outside conditioned spaces; U-factors for fenestration and the solar heat gain coefficient (SHGC) of fenestration, and the results from any required duct system and building envelope air leakage testing done on the building. Applicable Codes

  • Land Development Code – Section 6-302
  • Permits required (unless approved as part of new single family home permit)

Driveways

  • Width limited based on size of garage / doors – 20 ft for 1-car, 26 ft for 2-car, and 36 ft for 3-car
  • Side loaded garage driveway must be at least 3 feet away from side property line
  • Only one driveway per lot. Circular driveway allowed if lot is more than 90 feet wide

Patios, Terraces, Decks

  • Must be at least 5 feet away from property lines

Sheds

  • Maximum size – 100 sq. ft. (for lots over 10,000 sq. ft. size can be 1% of lot size w/ max. 200 sq. ft.)
  • Allowed only in the rear yard

Swimming Pools

  • Must be at least 10 feet from property lines and only in rear yards

ACCESSORY STRUCTURES
