RESPONSE: ALL BUILDING AND LOT LIGHTING IS DESIGNED TO USE CUT OFF FIXTURES, WHICH MINIMIZES OR ELIMINATES ANY LIGHT SPILLING INTO THE NIGHT SKY. ADDITIONALLY, THE LIGHTING IS ALSO DESIGNED SO THAT IT IS AIMED TO STAY WITHIN THE PROPERTY AND NOT SPILL OVER ONTO NEIGHBOURING PROPERTIES. QUESTION: WILL THE NEW COMPLEX PRODUCE NOISE? RESPONSE: SOME NOISE WOULD BE ANTICIPATED DURING CONSTRUCTION WORKING HOURS (TYPICALLY BETWEEN 7AM AND 7PM MONDAY TO FRIDAY), HOWEVER ARE NOT TO BE THOUGHT SIGNIFICANT OR IMPACTING TO THE RESIDENTS. NOISE WILL BE MONITORED DURING

RESPONSE: CONSTRUCTION SITES HAVE MANY POTENTIAL HAZARDS AND EXTREME CAUTION SHOULD BE EXERCISED BY ALL. THE CONTRACTOR IS TAKING ALL SAFETY MEASURE POSSIBLE IN ORDER TO PREVENT ANY ENTRY TO THE SURROUNDING CONSTRUCTION AREA. IT IS INEVITABLE THAT THE CONSTRUCTION WILL CAUSE SOME INCONVENIENCE ALONG MCDOUGALL STREET; HOWEVER, EVERY EFFORT WILL BE MADE TO MINIMIZE ITS IMPACT. DURING OPERATION, IT IS ANTICIPATED THAT MINIMAL TO NO INCREASE IN VEHICLES ARE ANTICIPATED AS HORTICULTURE ONLY INCLUDES FOR A SMALL COMPLIMENT OF VEHICLES. RESPONSE: THE NEW DEVELOPMENT WILL BE REQUIRED TO COLLECT AND MANAGE ALL FLASH STORMWATER RAINFALLS ON-SITE BY MEANS OF AN ON-SITE DETENTION BASIN, WHILE RELEASING AT A RESTRICTED PRE-DEVELOPMENT LEVEL INTO THE MUNICIPAL SEWERS WITHIN MCDOUGALL STREET. THESE MUNICIPAL SEWERS ARE CURRENTLY RECEIVING THIS CALCULATED AMOUNT OF STORMWATER; THEREFORE WE ANTICIPATE NO INCREASE IN THE POTENTIAL FOR FLOODING. QUESTION: WILL THE NEW DEVELOPMENT IMPACT ANY EXISTING TREES? RESPONSE: THE VAST MAJORITY OF EXISTING TREES WILL BE PROTECTED DURING CONSTRUCTION AND REMAIN AFTERWARDS. ONLY TWO TREES ARE SCHEDULED TO BE REMOVED TO MAKE ROOM FOR THE NEW DRIVE ENTRANCE ACROSS FROM FOCH AVENUE. NO NEW TREES ARE INCLUDED IN THE SCOPE SINCE THE FRONT YARD AND SIDE INCLUDE FOR MANY EXISTING TREES THAT ARE TO REMAIN. QUESTION: WHAT SORT OF LANDSCAPING/BEAUTIFICATION WILL THE NEW COMPLEX INCLUDE FOR? RESPONSE: THE FRONT YARD ALONG MCDOUGALL WILL INCLUDE FOR PROPOSED LANDSCAPING BEDS WITH MANY TYPES OF PLANT MATERIAL (CONIFEROUS TREES, DECIDUOUS, SHRUBS, EVERGREENS, PERENNIAL AND ORNAMENTAL GRASSES) TO BE PROVIDED AND INSTALLED BY THE CITY AFTER COMPLETION OF THE PROJECT.
