WHAT WE BUY
Apartments
We target distressed multifamily assets where we can improve the operation and revenue of the property. This allows us to realize large profits at the sale. We find under-performing commercial assets, and increase the value by increasing the income. We focus in high growth areas in the southeast. Our partners have been involved in successful subdivision land deals. SCIG is involved in single family residential investing through short term flipping, as well as long term buy and hold strategies.

HOW INVESTMENTS ARE STRUCTURED
All investments are managed by our experienced team at The SCI Group. SCIG handles all the day to day operations of our investments. Equity partners do not share in the risk of a personal guarantee of the bank financing. Equity partners enjoy a passive role in the operations, while receiving regular disbursements of the income. Upon sale, the equity partners share in the profits from the increase in value of the property.

TIMELINE OF AN INVESTMENT
➢ Periodic Dividend Distributions
- Once the property is stabilized
and performing, periodic distributions back to the equity partners will begin. This cash-flow generated as income from the day to day operation of the property. ➢ Disbursement on Refinance
- Some strategies will call for a
refinance in the first couple of
- years. When this is done, investors
will make much or all of their initial capital back, and continue to hold the ownership stake of the property. ➢ Windfall on sale
- After a property is stabilized, and
improvements have been complete, the property will have increased in value from our forced appreciation strategies. Once the property is sold, investors receive the final disbursement of their profits.
HOW INVESTMENTS ARE PAID OUT
Investors are paid out during the life of the investment. Our equity partners are paid based
